Say the name Missi Gallimore around Music Row and everyone will know who you are talking about. She and husband/producer Byron Gallimore are the team behind the careers of Tim McGraw, Faith Hill and Keith Urban.

While she has spent her career in search of great songs for some of country’s biggest names, Gallimore also owns three publishing companies, is doing A&R (artist and repertoire) for Urban’s new record and a duets album for Tim and Faith. But amid all of that, she wanted to find a way to include two of her other favorite things in her business life: the beach and coffee.

After years of research, planning and development, in June of this year, Gallimore opened the beachy-themed Coffee and Coconuts in the developing Berry Farms area just south of Franklin. The busy music mogul sat down over a latte to talk about how this side business dream became reality.

How did you come up with the idea to open a coffee shop?

I had been wanting to do something outside of the music industry because everything I do is music. I wanted an outlet and in addition to loving music, I also love coffee and the beach. At first, I wanted to do something in Alys or Rosemary Beach, but the distance made it hard. I was sitting across the street at Tito’s one day and they were finishing building this place and it just popped into my head to do it here.

What made Berry Farms a good location for you?

We live in Thompson’s Station and have been watching this area grow for a while. It’s a little scary, but this is a 600-acre development and there is all kinds of stuff coming here. It’s close to us and we thought it would be a good place to start. With Lee Company, Dave Ramsey, Hampton Inn and businesses like that coming here, it’s definitely going to be great.

The beachy vibe in here is great. How did you decide on the look and feel?

We go to the Exumas with Tim and Faith a lot. They have an island that has a very special place in my heart. I just love the whole white sand, islandy, clean vibe. Every shell in here Faith and I dug up. We spend hours just digging for shells. The pictures on the walls here are of our kids in the Exumas. I just wanted that beachy islandy, vacation kind of feel.

And the pink flamingos in the ladies’ room?

That just randomly happened. Everything in here is taken from something I saw on Pinterest. I saw this wallpaper on Pinterest and I thought “Oh my gosh, I have to find that wallpaper.” We see on Instagram that people take selfies in there with the flamingos.

How did you come up with the name Coffee and Coconuts?

The name came from when I think of coconuts, it makes me think of being on vacation. We serve our coconut water in real coconuts, too!

What was your goal in opening this business?

All Byron and I have done is in the music business. We’ve been talking for a long time about doing a little side thing just to get away from the music business a little bit. We have lived and breathed it for so long. I still love it and I still have a passion for finding songs, but it’s nice to have something else on the side.

Do you end up bringing the music business down here?

Yes. I come here and do business a lot. It’s a little far from Music Row, but some of the song plugger groups I work with come here and we sit back there in the corner and they play me songs. I do it whenever I can.

How do you manage owning this business and being busy on the Row?

I have damn good people helping me. I have an assistant who I rely on a lot, her name is Susie Joyce. I have Spencer Connatser managing this place. Spencer was a French teacher at BGA (Battle Ground Academy). He worked at Starbucks and he knew his coffee. He had been consulting with me through the process. One day I said, “do you want to run this place?” He said, “I thought you’d never ask!” We are learning all of this together. You have got to surround yourself with a great team.

Do you bounce back and forth a lot?

I do. I come in here early in the mornings and I work. I am very hands-on. About 10, I leave and go do my music business stuff. I come back around 3 and I work here and do music business stuff. I stay until we close. That’s how I make it all work.

The coffee must be pretty good to keep you fueled throughout your day?

Yes! I went to every coffee shop in town when I was doing my research before we opened. I stalked them all. I discovered Muletown Coffee out of Columbia. I love those guys. They are all songwriters from Muscle Shoals, so it was a perfect fit for me. I met with Revelator Coffee as well. Austin is also a singer songwriter, so for now we brew those two coffees.

Exclusive: Tenant unveiled to join Pinnacle in Boyle’s $20M East Memphis project

Memphis Business Journal

Boyle Investment Co.’s $20 million East Memphis development now officially has a second tenant.

Strategic Financial Partners is set to move into about 13,000 square feet of Boyle’s 949 Shady Grove project, which is currently under construction, the first week of November.

Strategic president Russ VanderSteeg said he’s excited about the chance to create a more collaborative, modern working environment in the new building, which will be anchored by Pinnacle Financial Partners.

“This particular move for us is very, very exciting, as it is really a total remake of what we’ve been,” VanderSteeg said. “We’re trying to become much more appealing to the millennials. … We’re heavily invested in recruiting new talent to the organization.”

As a part of this effort, VanderSteeg said his company, which has operated in Memphis since 1933, is hoping to drive more collaboration in the new space by installing significantly more open workspaces.

Since 2003, Strategic Financial has been located at 795 Ridge Lake Blvd., which is owned by Embassy Properties, an LLC that Joe Steffner, Newmark Knight Frank’s senior vice president and regional managing director, is the registered agent for. But before then, the firm had been a Boyle tenant for more than 20 years.

“We had relationships with a lot of these guys for decades,” said Boyle senior vice president Kathy Pampuro. “We’re just glad to have them back.”

VanderSteeg said he was quite excited when Boyle announced the 949 project and that the firm’s relationship with the “outstanding landlord” was a strong pull toward locating in it.

Strategic Financial, which is affiliated with Massachusetts Mutual Life Insurance Co. (MassMutual), will have options to increase its space in 949 if the company continues its growth, said VanderSteeg.

Recently, the company created a Wealth Strategies division and hired longtime financial planning lawyer Patrick Crowley to run it.

“[Crowley’s hire] allows us to offer quicker, more efficient [complex estate planning] solutions to our clients,” VanderSteeg said. “It will help position us to where we believe the whole financial services industry is going — a lot of compression on commissions and fees and being much more advisory and advice-oriented.”

Greenways attract Nashville home buyers, developers

Victor Wilson looks forward to eventually riding his bike on a greenway from his home in the Nations on Nashville’s west side to events downtown or to a public transit stop on nearby Charlotte Pike without ever having to be on a street with cars and other vehicles.

“We could ride our bikes and go to (Nashville Sounds) ballgames in Germantown or Live on the Green” musical performances at the Metro Courthouse, he said.

“If we could get there on a greenway, I’d do it,” said Wilson.

As Nashville’s system of greenways grows, it will make the city more walkable and bikeable and become an alternative means of transportation connecting parks, neighborhoods and the transit system, said Mark Deutschmann, founder of Village Real Estate Services and Core Development Services. He also is chair of Urban Land Institute Nashville and board president of Greenways for Nashville.

Connecting corridors in Nashville

“I believe connecting corridors and connecting important neighborhood commercial districts like 12South and Melrose creates tremendous impact. People want to live in walkable neighborhoods and need opportunities to get to our transit system,” said Deutschmann.

“Walkability allows an opportunity for affordable living, since transportation is typically the number two expense of a household. As the chair of the Urban Land Institute Nashville District Council, we have identified transportation, healthy corridors and affordable living as our top priorities,” he said.

Homeowners want more greenways

Homeowners are increasingly attracted to neighborhoods near parks and greenways. Village Real Estate is marketing homes in a number of communities including East Greenway Park, a 62-unit cottage subdivision adjacent to Shelby Bottoms in East Nashville; Poston on the Park, a high-end 27 unit condominium at Centennial Park; and Alloy, a new condo development near the Fairgrounds and the soon-to-be-built Browns Creek Greenway.

The company is also marketing City Lights, a condo building on Rutledge Hill with access to the Rolling Mill Hill Greenway and the growing urban greenway system, Deutschmann said.

Mike Berry, whose family was the first to move into Ole South’s new Vista subdivision in Whites Creek, believes being near Beaman Park adds value to their new home. He and his wife, CaTyra, enjoy spending time with their young children in the 1,700-acre park. The city is expanding the nearby Whites Creek Greenway.

“We like to walk the trails. And to have greenways so close to Whites Creek is definitely a great selling point,” he said.

Employers, developers hopeful

Major employers with offices in the new Capitol View mixed-use development downtown have expectations that growing numbers of workers will commute on their bicycles.

HCA, which has 430,000 square feet of office space, and HealthStream, which has 67,000 square feet of space in Capitol View, both included bicycled racks in their buildings, said Jeff Haynes managing partner of Boyle Nashville.

Boyle is developing the 35 acre mixed-use community just north of the Gulch on Charlotte Avenue. Capitol View includes offices, retail, restaurants and hundreds of residences.

Boyle provided land for the extension of a nearby greenway and for development of a 2½-acre urban park. The company gave the city one acre and sold another acre and a half at a bargain price, said Haynes.

“We see the opportunity to create a place-making district that’s different from just a collection of buildings,” he said.

MiKen Development, which is developing homes in the Nations and nearby Charlotte Park, is donating land to increase accessibility to greenways.

“That’s the luxury of it. Once the connection is made, just walk out your front door and walk to a restaurant without ever touching a sidewalk. You’ll be strolling along a creek,” said Michael Kenner, the company’s founder.

MiKen is developing Treaty Oaks, a 62-cottage neighborhood in the Nations, and The Rows @ the Annex, a development of townhomes, single-family homes and condo flats along James Avenue nearby.

On the greenway, “you can get from point A to B without interacting with crazy drivers,” said Kenner.

Financial backer revealed for hotel in Gulch’s Capitol View development

An increasingly aggressive investor from Ohio is fueling a 10-story hotel that’s part of a $750 million mixed-use downtown development helping spur the revitalization of Charlotte Avenue.

Rockbridge Capital, of Columbus, is the equity partner in a 168-room hotel to be built as part of the Capitol View development anchored at 1100 Charlotte Ave. Rockbridge made the announcement Aug. 25, the same day in which a newly filed deed showed that a joint venture between Rockbridge and Franklin-based hotel developer Chartwell Hospitality paid $4.5 million for 0.4 acres of the Capitol View project.

This will be Rockbridge’s third hotel in Nashville, underscoring the influx of out-of-state newcomer investors looking to seize on the seemingly ever-rising demand for rooms in Nashville. Rockbridge is overhauling a former downtown office building into a 226-room boutique hotel. Last year, Rockbridge paid the third-highest price ever for a Nashville hotel, buying the Hilton Garden Inn in SoBro from Chartwell at a price of $375,000 per room.

“Nashville is a dynamic city and hotel market, and we are excited to deepen our roots with our third investment downtown,” Rockbridge CEO Jim Merkel said in an Aug. 25 statement. Rockbridge and Chartwell bought their slice of the 32-acre Capitol View project — one of the biggest developments in Nashville — from developer Boyle Investment Co. and its financial backer, Northwestern Mutual.

In December 2016, the Nashville Business Journal was the first to report the hotel’s brand and Chartwell’s involvement. The hotel, set to open in summer 2019, will be located next to a 10-story office building that will feature the headquarters of HealthStream Inc. (Nasdaq: HSTM). Hampton Inn is a flag of Hilton (NYSE: HLT).

Land for Capitol View Hampton Inn & Suites hotel sold for $4.54 million

Franklin-based Chartwell Hospitality and investment firm Rockbridge of Ohio plan 10-story, 168-room hotel at 11th Avenue and LifeWay Plaza.

A joint venture entity has paid $4.54 million for two parcels at the Capitol View mixed-use campus in the Gulch with plans to build a 10-story Hampton Inn & Suites hotel.

Franklin-based Chartwell Hospitality and investment firm Rockbridge of Columbus, Ohio, expect to start building the 168-room hotel later this year at the southeast corner of 11th Avenue and LifeWay Plaza. The hotel is targeted to open in summer 2019.

The Hampton Inn & Suites will share Block E at Capitol View with a multi-tenant office building, which Boyle Investment Co. will develop to house local health care information technology company HealthStream’s new corporate headquarters starting in early 2019.

“We have a long-established relationship with Boyle, developing highly successful hotels within their master developments,” Chartwell’s founder and CEO Rob Schaedle said about that development partner for Capitol View property owner Northwestern Mutual. “The Capitol View Hampton Inn & Suites will be our sixth hotel in a Boyle development.”

The new, upscale hotel will feature a glass lobby with high ceilings, 4,000 square feet of meeting space overlooking the Capitol View urban streetscape and a rooftop pool and gym with views of downtown Nashville’s skyline and the historic State Capitol building.

Overall, Capitol View will include more than 1.1 million square feet of Class A office space, 130,000 square feet of retail and restaurant space, 600 multifamily residential units, two hotels, a 2.5 acre urban activity park and community space. Headquarters of hospital chain HCA’s HealthTrust, Sarah Cannon and Parallon business units are at Capitol View with LifeWay Christian Resources’ new headquarters under construction.

Jeff Haynes, a partner at Boyle, said the developer’s mixed-use developments around Nashville has taught it that the right hotel flag and developer are key to the success of projects. “Nashville is a dynamic city and hotel market, and we are excited to deepen our roots with our third investment downtown,” added Jim Merkel, Rockbridge’s CEO.

Start looms on 10-story Hampton Inn in North Gulch

Boyle sells site to Chartwell

Boyle Investment Co. announced Friday it has sold a Capitol View parcel to Chartwell Hospitality and on which the company will develop a 10-story 168-room Hampton Inn & Suites.

Construction is expected to begin late this year with an opening expected in the summer of 2019, according to a release.

The hotel building, to be located at the southeast corner of the intersection of 11th Avenue and LifeWay Plaza, will share Block E of the overall Capitol View site with Boyle’s under-construction multi-tenant office building that will house HealthStream’s new corporate headquarters beginning in early 2019.

The transaction price was not disclosed in a release.

A rendering will soon be released.

In the map, Block E show a small retail fronting 11th and on which work should start soon. The parking garage, like the office tower, is underway.

Franklin-based Chartwell is joint venturing the hotel with Columbus, Ohio-based investment firm Rockbridge. The two entities partner on Chartwell SoBro-based Hilton Garden Inn at Third and Korean Veterans Boulevard.

The hotel, according to the release, will feature “an expansive glass lobby with high ceilings and 4,000 square feet of prominent meeting space, overlooking the dynamic and vibrant Capitol View urban streetscape.” The building will also offer a rooftop swinning pool and fitness gym providing views of the downtown Nashville skyline and historic state capitol building.

“We have a long-established relationship with Boyle, developing highly successful hotels within their master developments,” Rob Schaedle, Chartwell founder and CEO, said in the release. “The Capitol View Hampton Inn & Suites will be our sixth hotel in a Boyle development.”

Jeff Haynes, partner at Boyle Investment said the company spent “three laborious years” searching for the ideal hotel partner

“Our mixed use developments across Middle Tennessee have taught us that the right hotel flag and developer are key ingredients to the success of the project,” Haynes said.

“We are thrilled to partner with Chartwell Hospitality, a top-flight developer and hotel operator,” added Rockbridge CEO Jim Merkel. “Nashville is a dynamic city and hotel market, and we are excited to deepen our roots with our third investment downtown.”

Rockbridge is led by CEO Jim Merkel.

Anchoring the North Gulch, Capitol View will house more than 1.1 million square feet of Class A office space, 130,000 square feet of retail and restaurant space, 600 multifamily residential units, the hotel and a 2.5-acre “urban activity park” connected to Nashville’s greenway system.

Work starts on Ramsey headquarters

Front_of_Building.597a1f3f09dc7
Ramsey Solutions officials held a ceremonial groundbreaking today on their future corporate headquarters building in Williamson County.

The estimated move-in date is August 2019, according to a release.

The future building will span 223,000 square feet and will include a coffee shop and bookstore for guests watching “The Dave Ramsey Show” live in the studio, as well as office space for more than 1,000 Ramsey Solutions employees.

“We are moving at the speed of cash,” Dave Ramsey, company founder, said in the release. “Being debt free is not just something I talk about on the radio, and it’s not just for personal finance. Our company has always been debt free, and building a new campus will not change that. We are cash flowing the entire building process.”

Ramsey Solutions in 2015 bought the 47 acres of land in the Berry Farms development and on which the headquarters building is planned.

The company currently occupies more than 150,000 square feet of office space across multiple locations in Cool Springs.

Dave Ramsey, Gov. Haslam Speak at New HQ Site, Jobs Coming with It

Hundreds came out to celebrate the groundbreaking of Ramsey Solutions new headquarters in Franklin’s Berry Farms Thursday morning.

Gov. Bill Haslam, County Mayor Rogers Anderson and 600 or so Ramsey employees came to the 47-acre stretch just south of the Goose Creek Bypass that is the future home of Ramsey Solutions.

Dave Ramsey said he plans to build an entire complex of buildings there that could eventually employ– and create– thousands of jobs in south Franklin.

For now, Ramsey expects to hire 175 people in the next year, on top of 150 he said came on board in the last six months.

“We have a lot of marketing people coming in, a lot on the sales side, just every type of thing,” he said. “It is exciting the kinds of jobs.”

He also said there will be a lot of technology job hires and administrative support positions.

Ramsey plans to build a whole complex on the site, which is at 4478 Pratt Lane. The first building, which will be more than 223,000 square feet, will include a coffee shop and bookstore for guests watching “The Dave Ramsey Show” live in the studio, as well as office space for more than 1,000 Ramsey Solutions team members. The estimated move in date for the new headquarters is August 2019. After that he plans to build, and build.

“If we fill this campus up over the next however many years, a decade, two, ten, twenty years, that is probably three or four thousand jobs,” he said. “But we don’t have set projections that far out we just hire people as we have things that need doing.”

There is no set timeline beyond the first building, but after the first one, they will start working on the next one, and then likely one after that.

The current $58 million project is funded essentially without any borrowing.

Ramsey, who grew up in Antioch, said he was happy to stay in Tennessee.

“We looked at other sites in other states and were so happy to be able to find a great location right here in Berry Farms,” he said.

The city of Franklin and the county offered property tax incentives to Ramsey to build here, more than $2 million off the site’s property taxes over 10 years in return for creating at least 398 jobs over that time. That will be a total of about $1.87 million off county taxes and $360,000 from city taxes.

A similar deal is in place for another 398 minimum to be added during Phase II. But Ramsey seems to expect to create many more jobs than that.

For that and for building here in Tennessee, Gov. Haslam summed up what he felt Ramsey was doing, and that he agrees with it.

“We don’t create jobs in government, jobs are created when people put capital at risk and that is what is happening right here,” Gov. Haslam said. “And we are grateful when someone decides to put a 200,000 square foot building here, and then another one and then another one. We greatly appreciate it because it means jobs and investment.”

Ramsey said it took longer than he’d have liked but that was because he is doing it without borrowing and going into debt.

In 2015, Ramsey Solutions closed on the land for its growing company. It currently occupies more than 150,000 square feet of office space across multiple locations in Cool Springs.

Dave Ramsey outlines company’s future at groundbreaking for new HQ

Dave Ramsey clearly expects Berry Farms to serve as the home for his company, Ramsey Solutions, for a long time to come.

Ramsey hosted a groundbreaking for his company’s new headquarters today in southern Williamson County’s Berry Farms development , where Ramsey Solutions will build on a 47-acre site that the company bought in 2015. Ramsey said at the ceremony that he chose the site to allow for room to grow the business.

“We were looking for a big piece of ground where we could build a full complex over time,” Ramsey said.

Ramsey Solutions is currently based in Brentwood. It was founded in 1992, when Ramsey first began financial counseling.

Ramsey said the new campus will eventually include three buildings with the capacity to hold 3,000 to 4,000 people, a growth point he expects the company to reach 20 years or more down the road. Ramsey Solutions now has more than 600 employees and plans to add 175 more within the next year, according to a news release.

Ramsey paid $10.9 million — all cash, in keeping with his advice to avoid debt — for the 47 acres. The new headquarters will be more than 223,000 square feet in size and is also being funded entirely with cash. The building will include a coffeeshop and a bookstore where guests can watch “The Dave Ramsey Show” as it’s being broadcast live over the airwaves.

The company currently occupies 150,000 square feet of space throughout the Cool Springs area.

The company is receiving incentives from Franklin and Williamson County as part of the expansion. To maintain those property-tax reductions, Ramsey Solutions must hire nearly 400 more employees by 2023 and 400 more by 2028, according to a news release.

“We are moving at the speed of cash,” Ramsey said in the news release. “Being debt free is not just something I talk about on the radio, and it’s not just for personal finance. Our company has always been debt free, and building a new campus will not change that. We are cash-flowing the entire building process.”

Ramsey emphasized at the ceremony that he dedicates the project to God.

“If God hadn’t put his hand in this, it wouldn’t have occurred,” he said.

EDGE Completes Corporate Headquarters Trifecta

Memphis Business Journal

July 19, 2017

With its latest approved tax break, EDGE has completed a corporate headquarters switcheroo.

Wednesday, July 19, the Economic Development Growth Engine (EDGE) for Memphis and Shelby County board approved a 15-year payment-in-lieu-of-taxes (PILOT) that will save Thomas & Betts Corp. $3.1 million.

Thomas & Betts is the latest piece in a shuffling of Memphis-based corporate headquarters that involves Sedgwick Claims Management Services and ServiceMaster. The shuffle goes like this: When Sedgwick announced it was consolidating its headquarters into a single location at 8155 T&B Blvd. that meant tenant Thomas & Betts needed to find a new space.

Meanwhile, with ServiceMaster moving to Downtown’s Peabody Place, it left a large vacancy at 860 Ridge Lake Blvd.

So when ServiceMaster moves out, Thomas & Betts will move in, freeing up their office space for Sedgwick.

“Thomas & Betts has been a very longtime, major company located in Memphis and Shelby County, so the final piece in keeping them made sense,” said EDGE president and CEO Reid Dulberger.

Nashville Sees $750M Capitol View Project

s3-35230-S-70_17-CR-1

Construction teams in Nashville, Tenn., are working on the latest phase of a roughly $750 million, 32-acre mixed-use project that will feature offices, retail shops, restaurants, upscale multi-family residential units, hotels and a 2.5 acre urban activity park when complete. Capitol View, a walkable urban district, will offer immediate access to downtown Nashville, The Gulch, Vanderbilt University, Sulphur Dell Baseball Stadium, Germantown, New Salem and East Nashville.

“The biggest challenge with this, or any project of this magnitude, is coordination,” said Austin Webb, project manager of Hoar Construction, which is currently building Capitol View’s Block D and also will construct Block E. “We will contract with over 60 separate subcontractors and vendors before this building is complete, and each one is interacting with the others. Each of our trade partners relies on Hoar to ensure their work can be installed correctly and in a timely manner. We have worked with selected subcontractors for over two years to ensure the project is well organized and scope gaps are minimized.”

Hoar began its pursuit of the project in 2013.

“After running through several different design iterations, the current general schematic was developed. Hoar worked closely with all of the ownership partners to help influence a project that captured the design, but was also feasible within the time and budget constraints required,” said Webb.
The block, located at the northeast corner of Charlotte Avenue and 11th Avenue North, will be a mixed-use building consisting of ground floor retail, open loft-style office space and multi-family units.

“There are a total of 378 apartment units, loft style office space and restaurant/retail space on the street level,” said Webb. “The attached parking structure serves as a podium and will contain over 900 spaces of office, retail and tenant parking.”
Crews have kept busy installing deep foundations, grade beams and standing columns. They also will be pouring elevated post-tensioned slabs and installing underground utilities.

“The office, retail and parking are located within a post-tension concrete structure, and will be finished per tenant specs. The multifamily units are wood frame structure with extensive interior and exterior amenities features including pools, golf simulators, wine and game rooms and saunas. All of this working within one large structure requires coordination between multiple contractors and cooperation from all trade partners,” said Webb.

Webb noted that prior to construction, the site featured a variety of properties and even items with historic ties.

“In the late 1800s, this area was known as ‘Hell’s Half Acre,’ home to new European immigrants and saloons. From there, it was home to various businesses and residences, including an ice house, a service station, a car dealership and Greyhound bus station. We have uncovered cobblestone roadbeds and outdated trolley tracks during our site work. We found a large well lined with timbers, abandoned years earlier. We have discovered abandoned sewer lines dating to pre-civil war Nashville.”
Demolition was required in the early stages of the project, with extensive work needed to bring the site to its present condition. Trees and garbage left on site were removed, and grades were brought to a universal campus-wide level.

The current project is a miscellaneous steel package. The upcoming Block E project is a structural steel office building comprised of more than 2,200 tons of steel, with an erection duration of 15 weeks.

All work should be completed by December 2018. To date, there have not been any major setbacks.
Crews are expected to move more than 75,000 cu. yds. of material on the project, roughly 50,000 of which is soil. A variety of equipment is currently being used on site, including large track hoes, dozers, two large crawler cranes, two 36 in. diameter drill rigs and various smaller backhoes and lulls. Some of the main materials being used during construction include concrete, steel, masonry, EIFS and cement board siding.
Webb said coordinating MEP trades and making the building watertight will be among the most time-consuming tasks, adding there has been one unexpected issue crews have had to address.

“There’s a large, 15-foot diameter active sewer line running between both projects that we must constantly be mindful of, as we don’t want to risk a collapse from placing heavy machinery on this brick sewer from the mid-1800s.”

The Atlanta-based architectural firm Cooper Carry provided master planning services for the full six-block development, and is currently providing architectural services on two of the city blocks.

“Boyle’s team in Nashville had the initial vision for revitalizing this under-utilized area,” said Alysha Buck, Cooper Carry project architect. “They then partnered with Northwestern Mutual and Northwood Ravin for the residential component. The client and design teams were all very inspired by the historic brick warehouses in The Gulch area. We wanted to incorporate their authentic details, rich texture and beautiful patina. The sort of authentic patina that builds up over time can’t be reproduced, so we have re-interpreted those historic details into a modern design.

Buck said large mixed-use projects are often challenging.

“The design needs to be very strategic and thoughtful in order to meet the needs of each individual use and arrange the pieces so they all work together. On Block D, for example, we have three uses stacked vertically on top of each other: residential apartment units sitting on top of office space, which then sits on top of retail and with a parking deck sandwiched in at the rear. Our team created a design concept that would seamlessly connect all uses while still maintaining the integrity of each product.”
Buck said the most satisfying part of working on Capitol View has been the relationships the design team has been able to build with the client and contractor teams.
“The primary inspiration for the design team is the raw, edgy quality of The Gulch as it exists today, said Buck. “Many of our material selections have drawn from that existing palette. We have also been inspired by the raw, exposed rock that can be found throughout Nashville. There will be a feature wall in the office lobby that was designed to honor that amazing texture.

“The entire development will be certified LEED for neighborhood development. In addition, the office tower will be certified LEED silver. I think the vibrant, urban atmosphere of the development as a whole is going to be one of its best features. Each of these city blocks is being designed to engage and activate the sidewalks, and the critical mass of the office tenants, hotel guests, residents and retail consumers will keep an exciting energy throughout the day. The site also sits adjacent to the future Greenway linear park — a great resource for commuters and residents.”

According to Buck, there also are some pretty spectacular amenities for the future residents of the apartments. In addition to a recording studio, wine cellar and indoor pool and spa, there will be an expansive outdoor pool deck with views of the Capitol building. There are two other courtyards with more intimate spaces, but the pool deck would be a great place to host a party.”

The Capitol View project includes two other major undertakings, one which is already complete. Along with partner Northwestern Mutual, Boyle Investment Company completed new infrastructure for the project, including new streets, sidewalks and utilities designed to provide a pedestrian-friendly urban gathering place.

“We are fortunate to have two iconic Nashville corporations choose Capitol View for their longterm business headquarters,” said Henry Lange, regional director of Northwestern Mutual Real Estate in Atlanta. “The 3,000 HCA and Lifeway employees will accelerate starting future phases of office, retail and apartments.”

After two years of construction, ACA opened its doors last October to show off its new 500,000 sq. ft., state-of-the-art office building that’s now home to HCA subsidiaries HealthTrust, Parallon and Sarah Cannon. The move marked the official opening of Capitol View.

“As we began our search for office space for HCA subsidiaries Sarah Canon and Parallon, we were drawn to the Capitol View site because of the location,” said Nick Paul, vice president of Real Estate of HCA Healthcare. “After conversations with Boyle and Northwestern Mutual, we knew we had found the right site and the right development partners because we share a common vision for Capitol View — a vibrant community that will mix business and residential development, while also helping to revitalize the North Gulch. We are very excited about building upon our 48-year history in Nashville through the opening of the HCA tower and completion of the Capitol View development.”

Lifeway sold its longtime headquarters campus to join in the revitalization of the North Gulch. In April 2016, Lifeway purchased a block at Capitol View and hired Boyle to develop their new 250,000 sq.-ft. headquarters. Construction is moving forward, with an expected opening by the end of 2017.

“I had certain high expectations when we entered into a partnership with Boyle to build our new headquarters,” said Dr. Thom Rainer, CEO of Lifeway. “We are well into the project, and I can say unequivocally every expectation has been exceeded. Here is the simple reality. If we were to do this massive project all over again, I would choose Boyle. Their execution, communication, professionalism, promptness and counsel have been nothing short of incredible.”

Skanska, which built the HCA building, is currently working on the Lifeway structure. Other Capitol View projects to be carried out include a dog park, playground, a yoga lawn and sand volleyball courts. The site is also a trailhead for the Nashville Greenway, connecting Capitol View to more than 190 mi. of biking and running trails throughout Davidson County.
The Capitol View project shines a spotlight on The Gulch, an area popular with locals, college students and visitors. Located in the heart of Nashville, The Gulch is a trendy area of urban development and redevelopment on the southwest border of the city’s Central Business District, and is described as a mix of the old, the adapted and the cutting-edge.
A Gulch Business Improvement District was created more than a decade ago and is managed by the Nashville Downtown Partnership. In February, 2009, it was announced the Gulch neighborhood had been certified as a LEED Green Neighborhood. It was the first neighborhood in the South to receive such recognition.
