Retail Notes: Capitol View Lands Starbucks

Nashville Post

The North Gulch building home to HCA and located in the fast-changing Capitol View has landed a Starbucks.

Franklin-based Boyle Investment Co. has announced various retail leases signed at 1100 Charlotte, the HCA Healthcare building that houses Sarah Cannon, Parallon and HealthTrust subsidiaries in the Capitol View district.

In addition to Starbucks, future tenants include Your Pie (read more here), M.L.Rose, Southern Vintage Market and Pinnacle Financial Partners.

Terms of the leases are not being disclosed.

If operational today, the Starbucks would join three other downtown-based Starbucks (Renaissance Hotel, Fifth Third Center and Icon in The Gulch). Also downtown, Starbucks cafes are planned for the Courtyard by Marriott hotel building located at Fourth Avenue and Church Street within the central business district and at mixed-use tower Encore in SoBro.

“We are excited to bring Starbucks to Capitol View, which we believe will be one of the most vibrant office, retail and residential districts in all of Nashville,” said Ben Lerer, senior vice president at New York-based Manhattan Capital, LLC (which represented Starbucks in the lease deal). “We are thrilled to join in such a revolutionary project and look forward to being a part of its continued success.”

M.L.Rose Capitol View is set to open by the end of 2017.

Georgia Franchisor Taps Gulch for First Local Pizzeria

Nashville Post

The Athens, Georgia-based parent company of pizza restaurant Your Pie will take space in the North Gulch, marking the franchise’s initial foray into Nashville.

Of note, the franchisee is in an LLC created by Nashville-based SMS Holdings Corp., which is best known for its janitorial and maintenance work with shopping malls, hospitals and downtown partnerships. In addition, the company provides various services to the aviation industry.

The Your Pie in the North Gulch will be SMS’s first venture as a restaurant operator.

Ken Caldwell, vice president of development for Your Pie Franchising LLC, said the Your Pie will be located in the first floor of the HCA-owned tower called 1100 Charlotte and located in Capitol View.

Terms of the deal with HCA, which has Boyle Nashville handle leasing and management, are not being disclosed.

Caldwell said an early fall opening is being targeted. The company had targeted Nashville since early 2014.

“It exciting to enter the Nashville market,” he said. “We were waiting to find the right partner. And when SMS found us, we realized we had a strong franchisee with lots of experience and a track record of success.

“With the growth Nashville is seeing, we feel this is the perfect recipe for success,” Caldwell added.

Dan Rakestraw, SMS Holdings president, acquisitions and partnerships, said the company is excited to be “entering the restaurant space.”

“After researching many fast-casual pizza concepts, we were very impressed with the Your Pie quality of product and people involved in the company,” Rakestraw said, adding a late-summer opening is being eyed.

SMS has an agreement with Your Pie Franchising to open three more locations in the greater Nashville market, he said.

Rakestraw said Atlanta-based Tedrow and Associates is handling interior design of the space.

Monte Turner, owner of Green Hills-based Turner and Associates, represented SMS in the lease deal.

The Your Pie at 1100 Charlotte will be open seven days per week, Rakestraw said.

Your Pie bills itself as a “fast casual, brick-oven, customized personal pizza” restaurant. The company website notes its handcrafted pies are created using family recipes derived the Italian island of Ischia, located near Naples.

Your Pie has 42 locations in 13 states and an additional 50 locations in development. The Your Pie restaurant located within the closest geographic proximity to Nashville is in Murfreesboro. It is not operated by SMS.

Capitol View development continues taking shape

NASHVILLE, TN (WSMV) – A new mixed-use development is rising in the shadow of the Tennessee State Capitol.

It’s called Capitol View, and it’s expected to bring thousands of residents, employees and shoppers to an area north of The Gulch.

This is a multi-phase project, which included the HCA building and the new LifeWay building.

Colin O’Grady lives just across the street from the Capitol View development.

“I’m pretty excited to see everything that’s going to come over there,” O’Grady said. “I’m sure having this come here is going to get a little bit harder to get off (Interstate 40).”

Retail partner Mark Traylor said these 30 acres of land provide a blank canvas.

“Overall, we’ll have a million square feet of office space, 130,000 feet of retail space,” Traylor said. “It’s an opportunity to re-invent this area as a commercial hub, but also has the residential component.

“That will be nearly 15 to 16 hundred people that will be active residents. The million square feet of office space will be slightly over 4,000 daytime employees,” Traylor added.

With thousands of new residents, employees and visitors come concerns about traffic and infrastructure.

Right now, the main feeder to this area is Charlotte Avenue and the exit off I-40 to Charlotte Avenue.

“We have about eight different ways to get in and out of the project,” Traylor said. “So it’s not just our main intersection. You may have a little more flow, a little more traffic, but there’s certainly ways to allow that traffic flow to move along at a more rapid pace.”

Developers tout new green space, bike trails and better connectivity, which they hope will encourage people to give up the keys.

“By filling in with density, walkability, hopefully a future rail or train stop along Charlotte Avenue, that makes it more possible for mass transit to succeed,” said office partner Thomas McDaniel.

The project is expected to be completed as early as 2019.

7 Big Mixed-Use Projects Coming to Williamson County

download  Mcewen

Mixed-use development is seen as the future of development here and across the country.

It combines commercial, residential and office construction– or a combination of them– to create the feel and convenience of a ready-made mini-town.

The concept substitutes space and commutes for convenience and community. Most of them in Williamson County are being built in Cool Springs, but they are going in around the county also.

Last week ground broke on what will be a large new Cool Springs project while a huge one is going before the Spring Hill Board of Mayor and Alderman next week.

1. Northside McEwen

Announced last summer, construction for Northside McEwen, a mixed-use project on McEwen Drive in Cool Springs, just west of the McEwen Drive and Interstate 65 interchange, began last week.

Boyle Investment Company, in partnership with Northwood Investors and Northwood Ravin, has begun site work on the 45- acre project.

The site work will set up Phase I of the development which includes up to 200,000 square feet of Class A office, 26,000 square feet of retail space, three restaurant pads, and 330 upscale residential units. Road improvements include extending Aspen Grove Drive from Jordan Road to McEwen Drive, connecting Northside McEwen to Cool Springs Boulevard, and adding a traffic signal at McEwen Drive and Aspen Grove Drive to connect the Whole Foods-anchored shopping center to Northside McEwen. Total investment for Phase 1 is $120 million and is expected to be complete in 2018.

Northside McEwen is strategically located. The close proximity to the interstate and eight points of ingress and egress make Northside McEwen an easily accessible destination on the west side of I-65.

“Northside McEwen is a 45-acre mixed-use project designed around the ideal work-life experience,” says Phil Fawcett, a partner at Boyle Investment Company. “The thoughtfully planned district seamlessly blends together an active lifestyle with work, rest and play by delivering an intimate and vibrant urban experience in the suburbs that cohesively connects the office, residential, retail, restaurant, hotel and greenspace components as vital parts of the walkable community.”

Northside McEwen is located in the core of the compelling Cool Springs submarket and regional retail hub, with an office daytime population of almost 90,000 people in a 5-mile radius and almost half a million people within a 20-minute drive.

Northside McEwen offers more than just a space in an office building. Northside McEwen is an extraordinary place where state-of-the-art Class A office space intersects with unparalleled amenities including an on-site hotel, the best Nashville-native restaurants and boutiques, a thoughtfully curated list of benchmark brands, new-to-Nashville shopping and eating experiences, and upscale, sophisticated apartments within walking distance of work.

The offices at Northside McEwen offer efficient floor plates and convenient covered parking. More importantly, the open spaces provide regular opportunities for employees to engage and collaborate in creative ways for a more productive and dynamic work environment. This intimate and vibrant urban environment in the suburbs provides a unique employee experience and works as a hiring and retention tool for top talent.

Taking advantage of the high-quality growth in Williamson County, Northside McEwen will build upon Cool Springs’ strengths and bring a completely new, walkable, urban experience to the region. Offering more than just a retail space, Northside McEwen is an extraordinary place where brands can be themselves. Through storefront customization, brands can stay true to their character while providing an interesting and vibrant streetscape in which office workers, residents and visitors will gravitate and gather.

Northside McEwen offers a unique urban experience with top local and national retail and restaurant brands in the core of a leading suburban market with high disposable income. By combining the best Nashville-native businesses with a thoughtfully curated list of benchmark brands and new-to-Nashville experiences, Northside McEwen will be the go-to destination for cool in Cool Springs.

The sophisticated apartment residences at Northside McEwen are designed to blend seamlessly into the 45-acre urban neighborhood of plazas and parks, providing residents easy access to a dynamic community of best-in-class Nashville shopping and eating experiences, collaborative offices and contemporary hotel space.

“Superior amenities and walkability combine to create an extraordinary lifestyle experience at the residences at Northside McEwen,” says David Ravin, President and CEO of Northwood Ravin. “Everything an active lifestyle commands is at the doorstep of the luxury residences. The apartments will include soaring 10’ ceilings, designer kitchens and bathrooms, elevator access, as well as a huge health and fitness center, spa, resort pool and resident club. All these best-in-class amenities and more are conveniently located right where you live, work, rest and play.”

Fully integrating the office, residential, retail, restaurant, hotel and greenspace components in an intimate and walkable district, Northside McEwen delivers a vibrant urban experience in the suburbs of Williamson County.

Mueller Industries Makes PILOT Pitch to Collierville

The Commercial Appeal

By Linda A. Moore

Officials in Collierville are pondering a 10-year payment-in-lieu-of-tax (PILOT) proposal from Mueller Industries Inc. that would move the company’s headquarters from Memphis to Collierville, bringing a nearly $15 million investment to the town along with 120 jobs.

Last week the Collierville Industrial Development Board heard the particulars of the plan that would move Mueller into a new building on the southeast corner of Schilling Farms Boulevard and Shilling Farms Boulevard East.

Mueller is a publicly traded manufacturer of metal and plastic flow control products. It has manufacturing and distribution facilities across the globe and will celebrate its 100th anniversary this year. It moved its headquarters to Memphis in 1996.

It has been at its Southwind area headquarters for 15 years and the lease is expiring, said Jack Treas, vice president-general manager of the plastics systems.

While Mueller looked for a new HQ, the company considered staying in Memphis, moving to Germantown or a community outside of the Mid-South, Treas said. It was aggressively courted by Mississippi, Treas told the Collierville IDB.

And they likely would have made it “incredibly valuable to Mueller in terms of dollars” to make that happen, he said.

“But when the smoke cleared, this felt like home,” Treas said.

Collierville collects about $4,700 on the land under consideration, said John Duncan, the town’s director of economic development.

The construction of a new 50,000- to 55,000-square-foot office building, including building costs and other expenses, puts the investment at $14.75 million, Duncan said. Average annual salary for the employees is $89,000.

That development, without the PILOT reduction, would generate $99,107 annually in property taxes, Duncan said.

With the PILOT, 75 percent or $74,330 of those taxes would be abated, leaving Collierville with $24,777 in property taxes.

The Economic Development Growth Engine (EDGE) board must also approve a Shelby County tax abatement.

The estimated county PILOT would be $61,000 a year and the estimated county abatement would be $183,000 a year, Duncan said.

The land and building will be owned by developer Kevin Hyneman Companies with Mueller holding a 15-year lease, Treas said.

The Collierville industrial board will vote on the Mueller proposal later in May, Duncan said. If approved it will then got to the board of mayor and aldermen for final approval and then on to EDGE.

County Commissioner Willie Brooks, a Democrat from Memphis, is a non-voting member on the EDGE board.

Although there have been challenges to the practice of companies shuffling within the county from one municipality to another, adding another state into the mix quiets those concerns.

It’s more important that the jobs stay in the county, Brooks said.

“We certainly wouldn’t want them to go out of state. If we can retain these jobs in Shelby County it would to me serve as a benefit to Shelby County as opposed to another state being able to absorb 120 workers,” Brooks said.

If Mueller’s PILOT bid is successful, it would move in to its new offices in early 2019.

Exclusive: How Mueller’s Collierville Move Came to Be

Memphis Business Journal

Sometimes it helps to know your neighbors.

That’s how Kevin Hyneman, CEO of Memphis-based Kevin Hyneman Cos. Inc, ended up with the contract to build a $14.5 million office building for one of Memphis’ largest companies.

Hyneman is preparing to develop the 55,000-square-foot building for Mueller Industries in Collierville’s Schilling Farms Community. But, it all started with a conversation with a powerful neighbor.

“[Mueller CEO Greg Christopher] is a neighbor of mine in Southwind. We often chatted. I knew their lease [in a nearby Southwind office park] was maturing December of 2018. I told him, ‘I got the ideal place,'” Hyneman said.

That place was Schilling Farms. Even though Mueller looked extensively at other options — including locations in North Mississippi and Fayette County — over the past year and a half, the company ended up settling on the first lot Hyneman showed Christopher back in early 2016.

Hyneman said Boyle Investment Co., which manages Schilling Farms and would be selling the plot for Mueller’s headquarter to Hyneman, and Collierville’s Industrial Development Board, which is currently considering a 10-year payment-in-lieu-of-taxes for the Mueller move, both made the move possible by being “extremely helpful.”

“I dealt with [Boyle executive vice president] Mark Halperin, and he’s a gentleman. … [Collierville director of Economic Development] John Duncan has been very resourceful,” Hyneman said.

Boyle vice president Les Binkley said he is “delighted” Mueller picked Schilling, as the development is “catered to be a good environment for corporate office users.”

If the move occurs, Mueller would join Schilling Farms corporate office tenants Helena Chemical, MCR Safety and Juice Plus. The development also includes residential neighborhoods, retail space, restaurants, doctors’ offices, a YMCA, banks and a church.

Avison Young’s Shane Soefker is working with Hyneman on the development, and Fisher Arnold is the civil engineering firm. Fleming Architects is the architectural firm, and Grinder, Taber & Grinder, Inc. is the general contractor, Hyneman said.

Hyneman said the Mueller investment will bring his total investment in Collierville to more than $50 million.

Mueller Industries Eyeing Relocation to Collierville

The Memphis Daily News

By Patrick Lantrip

Memphis-based Mueller Industries has filed a payment-in-lieu-of-taxes application with the Collierville Industrial Development Board to relocate its corporate headquarters to the Schilling Farms mixed-use development from its current location in Southeast Memphis.

Mueller Industries Inc Logo

Mueller, which manufactures and markets a variety of piping systems, industrial metals and climate-control products, currently is headquartered at 8285 Tournament Drive. According to its application, it plans to relocate approximately 120 full-time employees with an average salary of $89,000 to a 55,000-square-foot building planned for the southeast corner of Schilling Boulevard and Schilling Boulevard East, just west of the Schilling Farms YMCA.

The company plans to invest $14.8 million in land, building and personal property, according to the application. If the Collierville Industrial Development Board greenlights it, the case will go to the Collierville Board of Mayor and Aldermen for final approval.

Mueller’s application comes on the heels of a first-quarter earnings report that included increases in both net income and net sales.

The Fortune 1000 company on Tuesday, April 25, reported net income of $30 million, or 52 cents per share, for the quarter ended April 1. That’s a 5 percent increase from $28.6 million, or 50 cents per share, in Q1 2016.

Net sales, meanwhile, totaled $577.9 million for the quarter, an 8.5 percent increase from $532.8 million a year ago.

A 26 percent increase in copper prices helped boost sales by $66.8 million, according to the report, while a shorter quarter – which contained seven fewer days than Q1 2016 – resulted in a $31 million reduction in net sales.

Mueller shares have declined 15 percent since the beginning of the year, according to Zacks Investment Research, but the stock has climbed slightly more than 8 percent in the last 12 months.

Mueller has more than 4,000 employees worldwide, with facilities in Canada, Mexico, Great Britain, South Korea and China. Closer to its Memphis-based headquarters, it operates regional facilities in Fulton, Mississippi, as well as Covington and Waynesboro, Tennessee.

If Mueller relocates, it would join several other companies with corporate headquarters in Schilling Farms, including Helena Chemical Co., MCR Safety and Juice Plus.

Collierville leaders have been marketing the town for corporate headquarters for several years now, with growing success. Having its own industrial development board that can grant PILOTs gives Collierville an edge in a competitive landscape for recruiting industry and jobs, including corporate headquarters.

And the activity hasn’t been limited to Schilling Farms. Orgill Inc., for instance, chose Collierville as the site for its new headquarters, which is being built on the east side of Houston Levee Road between Winchester Road and Tenn. 385.

Fortune 1000 Company Set to Relocate HQ to Schilling Farms

Memphis Business Journal

Memphis is set to lose a Fortune 1000 company to Collierville.

Mueller Industries, currently headquartered in Southwind, is planning to move its 120-person headquarters to a yet-to-be-constructed office building at Schilling Farms, according to Collierville director of Economic Development John Duncan.

The company, which produces piping, industrial metals and climate control products, presented an application for a 10-year payment-in-lieu-of-taxes (PILOT) to the Collierville Industrial Development Board (IDB) Wednesday, April 26, Duncan said.

In its presentation, the company outlined $14.8 million in land, building and personal property investments that will be made in Collierville in conjunction with its proposed move. The 120 jobs involved pay an average salary of $89,000.

A Boyle executive did not return a request for comment, and Mueller executives could not be reached for this story.

Over the 10 years of the proposed PILOT, Mueller would make about $248,000 in PILOT payments to Collierville. If the Schilling Farms parcel were to go undeveloped, property taxes on the undeveloped land would amount to $46,710 over the 10 years, Duncan said.

Germantown Village Square Sells for $29.3 Million

Memphis Daily News

A Boyle Investment Co. real estate investment fund has sold Germantown Village Square to PEBB Enterprises, a private equity firm based in Boca Raton, Florida, for $29.3 million.

The Midsouth Capital Fund I, LLC was formed in 2011 by Boyle to target real estate investment opportunities throughout the Mid-South.

“Germantown Village Square is a fantastic property, located right in the heart of Germantown on Poplar Avenue,” Mark Halperin, executive vice president and COO of Boyle, said in a release. “Working with all of the tenants during the past several years was a great experience, and we look forward to seeing the property’s continued success.”

Boyle will continue to handle leasing and management of the 200,000-square-foot, two-level, mixed-use center, which was developed in 1973 as an enclosed shopping mall and was “de-malled” in 1985.

Germantown Village Square was the first acquisition made by the Midsouth Capital Fund in 2011. It is strategically located at a high-traffic location on Poplar just east of Germantown Road.

Major office and retail tenants at the center include The West Clinic, TJ Maxx, Pier One, OfficeMax, Petco, Designer Shoe Warehouse (DSW), Crye-Leike Realtors and McAlister’s Deli.

Boyle was represented in the sale by Johnny Lamberson, Terry Radford, Chris Cozby and Chris Gerard of CBRE.

Neyer’s development of a five-story, Class A office development which will be accompanied by two business-class hotels adjacent to part of the Northside development.

At Northside McEwen, the site work will set up Phase I of the development which includes extending Aspen Grove Drive from Jordan Road to McEwen Drive, connecting Northside McEwen to Cool Springs Boulevard, and adding a traffic signal at McEwen Drive and Aspen Grove Drive to connect the Whole Foods-anchored shopping center to Northside McEwen. Total investment for Phase 1 is $120 million and is expected to be complete in 2018.

Northside McEwen is west of the McEwen Drive and Interstate 65 interchange, and just east of the Dwell at McEwen apartments. Mallory Green is just northeast of the site, along Mallory Lane and across from Walmart Supercenter.

“Northside McEwen is a 45-acre mixed-use project designed around the ideal work-life experience,” says Phil Fawcett, partner at Boyle Investment Company, in a press release announcing the commencement of work. “The thoughtfully planned district seamlessly blends together an active lifestyle with work, rest and play by delivering an intimate and vibrant urban experience in the suburbs that cohesively connects the office, residential, retail, restaurant, hotel and greenspace components as vital parts of the walkable community.”

Boyle gave statistics that the site has an office daytime population of almost 90,000 people in a 5-mile radius and almost half a million people within a 20-minute drive.

Planned are Nashville-native restaurants and boutiques as well as new-to-Nashville shopping and eating experiences, and upscale apartments within walking distance of work.

“Superior amenities and walkability combine to create an extraordinary lifestyle experience at the residences at Northside McEwen,” says David Ravin, President and CEO of Northwood Ravin. “Everything an active lifestyle commands is at the doorstep of the luxury residences.”

Northwood Ravin is a privately held multifamily development, construction and property management firm that serves the Southeast. Its current residential portfolio is comprised of 18 projects and 7,523 units across six states in the Southeast representing a gross capitalization of approximately $2 billion.

Boyle Investment Company pioneered the development of complex, large-scale mixed-use communities. Founded in 1933 in Memphis, the Nashville office opened in 2001 and has assembled a portfolio of approximately 3 million square feet of commercial space with 5 million additional square feet in the development and planning stages.

First look: $120M first phase of Northside McEwen in Cool Springs starts

Site work is underway for construction of the $120 million first phase of Northside McEwen, which overall will bring offices, apartments, a hotel, restaurant/retail spaces and greenspace to 45 acres in Cool Springs.

On Tuesday developers Boyle Investment Co. and Northwood Ravin provided the first glimpse of the mixed-use development. The first phase, which is targeted for completion next year, will include 200,000 square feet of offices, 26,000 square feet of retail space, three restaurant pads and 330 upscale apartment units.

“With an under 3 percent retail vacancy in the Brentwood/Cool Springs submarket, there’s still demand in that market for good quality development,” said David Baker, a principal in Nashville-based retail-focused real estate firm Baker Storey McDonald Properties, who isn’t involved with the Northside McEwen project.

Road improvements at the Northside McEwen site, which is west of the McEwen Drive and Interstate 65 interchange, will include extending Aspen Grove Drive from Jordan Road to McEwen Drive. Also, Northside McEwen will be connected to Cool Springs Boulevard. And a traffic signal planned at McEwen and Aspen Grove will connect the Whole Foods-anchored shopping center across the street to Northside McEwen.

Phil Fawcett, a partner with Boyle Investment, said Northside McEwen blends together an active lifestyle with work, rest and play by delivering a walkable, intimate and vibrant urban experience in the suburbs.

David Ravin, CEO of North Carolina-based multifamily developer, builder and property manager Northwood Ravin, said the apartment units planned at Northside McEwen will include 10-foot ceilings, designer kitchens and bathrooms, elevator access, a large health and fitness center, spa, resort pool and resident club. “Everything an active lifestyle commands is at the doorstep of the luxury residences,” he added.

Overall, Northside McEwen will be a multi-phased, $270 million development with roughly 750,000 square feet of office, more than 100,000 square feet of restaurants and specialty retail, a 150-room hotel, 580 upscale apartment units and greenspaces.
