Taziki’s expanding CityPark restaurant, plans more locations

Taziki’s Mediterranean Café is expanding its Brentwood restaurant in CityPark.

The Birmingham-based restaurant chain also has leased space for a new Columbia location. There are locations in Cool Springs and Franklin.

“We have eyes on more locations in Tennessee,” said Dale Wasem, of Taziki’s Mediterranean Cafe. “We have plans to open an additional location in Tennessee later in 2018.”

The Taziki’s Brentwood location bought an adjoining space in the shopping complex where the restaurant is currently housed, which will enable it to expand its seating capacity from 96 to 144. The expansion should be completed in mid-September.

The new space formerly housed Lacrosse Nashville.

Both old and new spaces will be refreshed and the expansion will follow the updated design, which reflects a ‘Mediterranean-Coastal’ atmosphere with exposed stone and painted white shiplap adorned walls. Shades of bright white and deep ocean blue will be present throughout with hanging wicker lanterns.

In the rear of the restaurant, a community board will list local non-profit events with information about how to participate, furthering the at-home, community feel.

After researching, Taziki’s found that half of their business was driven from takeout orders. The restaurant will have a larger space for customers to retrieve their food at the ‘To Go’ counter. The restaurant currently offers convenient ways to order ahead, both with a mobile app and online ordering options.

“Taziki’s is appreciative of our customer base. Cool Springs has seen a 22% increase in sales in recent months and Brentwood is on average 10-15% up year to date,” Wasem said. “We believe great food brings people together, and we want our restaurant guests to feel like dinner guests in our home. We want our guests to enjoy extraordinary food that is as colorful as the Mediterranean.”

The restaurant’s website, tazikiscafe.com, provides descriptions of each entrée as well as nutritional information.

Mega-developments are hoping to make downtown Nashville greener

The Tennessean

July 12, 2018

Green spaces are in the works across some of downtown’s most gray areas, where frenetic construction has transformed neighborhoods into grids of boxes and asphalt.

Mega-projects Nashville Yards, Capitol View and Peabody Plaza are plotting sizable parks around their towers. In the process, they’re forgoing more profitable choices.

“It looks good,” said John Eakin, whose firm is now building the 9-story, $90 million Peabody Plaza office tower at Rolling Mill Hill. “Amenity space has become the standard in high-quality office buildings. In an urban environment it gives tenants a place to go to be outside.”

A lawn for event space and walking paths will cover nearly a quarter of the Peabody Plaza lot under construction.

The building will also sport a green amenity roof for workers on a deck above the lobby, similar to Eakin’s office building at 1201 Demonbreun.

Landscape architect Kim Hawkins said she is busier than ever.

“Tenants are looking for flexibility and environments that promote creativity,” Hawkins said. “What we’re seeing now is privately-owned public spaces filling a void for the city. The city doesn’t have the funds to purchase, develop, maintain and operate new parks because our land values have gotten so high.”

Developers are taking cues from the global sustainability movement that promotes parks within walking distance of every resident.

Green spaces afford a needed break from air and noise pollution in urban centers and encourage physical activity and relaxation, according to the World Health Organization. Studies also show they also improve mental health.

Trends like coworking spaces to boost worker morale, inspire innovation and better the environment are changing standards.

Lawns, patios, fountains and other public areas can also lure new visitors into restaurants and shops.

“Enlightened developers certainly understand they need to contemplate things beyond the amount of space they’re building,” said Jeff Kuhnhenn, a principal at Gresham, Smith and Partners architecture and engineering firm in Nashville. “Just like with our whole transit issue, we’re standing at the threshold of needing serious solutions to these issues.”

Parks and green roofs are critical stormwater infrastructure as well.

“We need to look at it as a must-have,” Kuhnhenn said. “The answer going forward cannot be that we continue to endure periodic floods that cause millions in property damage.”

Parks can improve morale

The Nashville Parks and Greenways Master Plan calls for private partnerships to secure new open land for a fast-growing population. By 2026, 4,500 acres of new open space is needed to provide enough recreation for the region.

“Downtown parks are under intense pressure,” the plan states. “With a growing population, these parks are at or are reaching maximum capacity.”

Five open public acres adorn OneCity, a new 19-acre development next to Centennial Park. A volleyball court, lawn, stage, fitness areas, pond, patio tables and fountain are woven through the offices, shops, restaurants and apartments.

“If you sacrifice some space for really great urban design and connections with nature, we think it will pay back tenfold in real-estate values,” said Ryan Doyle, general manager of OneCity. “We’re really focused on creating a place to make healthy lifestyles easier.”

City encourages green space

The city doesn’t offer direct incentives for developers to include green space. But it sometimes partners with them to do so.

Mayor David Briley said real-estate investors are encouraged to include urban parks in their plans.

“There certainly are challenges to providing green space downtown just because land is so expensive,” Briley said.”Obviously we’re adding a lot of new residential and office development in the core of the city. I think best practice is that, in conjunction with those new residents and workers, that you incorporate open space into the overall environment.”

Briley announced plans in March to demolish the old Greer Stadium and restore Fort Negley Park. The city is now finalizing demolition plans.

Metro helped finance a 2.5-acre park at Capitol View, a five-block development of offices, homes and shops in the Gulch. It will be built, maintained and operated by Boyle Investment Co.

“It makes sense for all involved,” said Jeff Haynes, a partner with Boyle. “The project will perform better financially and have a higher tenant retention. Workers can eat at the park. We just felt like it was the right thing to do.”

‘Meaningful public realm’

A downside of privately owned green space is that some projects are closed to the public.

The green roofs at Eakin’s projects, as well as the TwelveTwelve condos and Pinnacle at Symphony Place, are private.

JW Marriott’s 533-room downtown hotel will have a small fenced park for guests, and The Adelicia condos’ park is strictly for residents.

But even inaccessible green areas are a net benefit, Hawkins said.

“We have such a deficit of open space that that land can feel borrowed as you walk by it,” she said. “It helps the city extend the idea of a meaningful public realm.”

Government-incentivized parks can backfire, resulting in poorly designed spaces, Hawkins said. Such deals trade added density or height for pocket parks or enhanced landscaping.

Better community connections

Hawkins said Southwest Value Partners’ decision to develop a 1.4-acre lawn fronting its 16-acre Nashville Yards project on the northern edge of the Gulch is an ideal private park project.

“They did it at the Yards because they felt it was a huge contribution to show they believe in place-making and healthy communities,” Hawkins said. “That’s a real difference from saying: ‘If you do a park, you get one more floor.’ It’s different than checking a box.”

Gresham, Smith and Partners is now designing that lawn and new street connections for the development. It will stretch from Broadway to Charlotte Avenue along 10th Avenue.

The architectural firm also planned Metro’s 28th-to-31st Avenue connector that opened access to OneCity and Capitol View, while uniting West End with North Nashville.

“Sometimes those barriers are more psychological,” said Mickey Sullivan, Gresham, Smith and Partners executive vice president of land planning and design. “It feels like a bigger barrier than it is because it’s not inviting. People will walk farther than they think they can to get to something they want to see if the path or journey is pleasurable.”

Private downtown parks under construction

Capitol View: Construction is underway on a volleyball court, play areas, a dog park and picnic tables at the Capitol View development, along Charlotte Avenue at 11th Avenue North. The park will also connect to Metro Greenways, uniting the Gulch Greenway with the Cumberland River Greenway through Centennial Park.

Nashville Yards: A lawn will stretch across the front of this development of office and residential towers, retail shops, and entertainment venues now being built.

JW Marriott: A dog park and stage have been designed for a fenced lawn at the SoBro hotel. It’s set to open later this summer.

Peabody Plaza: A open lawn will front the office building under construction at Rolling Mill Hill. It will complement the adjacent Cumberland River Greenway. A green roof for workers will also be installed on a deck above the building’s lobby.

Boyle development lands Aetna’s 200-job expansion

Nashville Business Journal

July 9, 2018

About one year from now, a health insurance giant expects to open a new office in a sprawling mixed-use development in Franklin.

Aetna Inc. (NYSE: AET) has struck a deal with Boyle Investment Co. for a new building at Boyle’s Berry Farms development. Berry Farms is so large that it spans three of the four quadrants at exit 61 of Interstate 65, encompassing 600 acres south of Franklin’s Cool Springs commercial hub.

Aetna will lease 82,600 square feet of office space — the entirety of a three-story building set to open in August 2019, a company spokeswoman confirmed on Monday. Aetna signed a 10-year lease with a pair of five-year extensions, according to Williamson County public records.

The new building contains about 10,000 square feet more than Aetna’s existing Franklin operation. The company will be vacating 58,000 square feet of space at 800 Crescent Centre Drive, and 14,000 square feet at 5000 Meridian Blvd.

About 400 people work at those locations today. Aetna is planning to have about 600 workers at its back-office Berry Farms hub, said company spokeswoman Kristin Li.

Aetna’s lease provides another dose of activity at Berry Farms, which is positioned to capture the population and economic growth spilling south from Brentwood and Franklin (and also up from Spring Hill, where General Motors Co. has a bustling auto factory). Williamson County boasts one of the highest median household incomes in the country, and the county led the nation in job growth throughout most of 2015 and 2016. Franklin was the eighth-fastest-growing large city in the U.S. from mid-2016 to mid-2017.

Aetna’s building will be in the southeast section of Berry Farms, east of I-65 and south of Peytonsville Road. Dave Ramsey, the nationally known personal finance guru, is moving his Ramsey Solutions headquarters to Berry Farms. Also there is the headquarters of Lee Co., the residential and commercial mechanical contracting company; its chairman is Bill Lee, who is a candidate for governor.

After years of delays, McEwen Northside mixed-use development under way in Cool Springs

The Tennessean

June 29, 2018

FRANKLIN — One of the more lucrative tracts of commercial land remaining in Cool Springs, the 45-acre parcel across McEwen Drive from Whole Foods on the west side of I-65 is finally poised to be more than a fenced-off pile of dirt and rocks.

Known as McEwen Northside, the tract of land was initially slated to be developed in 2007 by Southern Land Company. After the recession in 2008, and multiple sales of the land, the property landed in the hands of Boyle Investment Company last year.

Phil Fawcett, partner at Boyle Investment Co., said they were brought on board to develop the site’s master plan and define how the land would be used.

“Master planning always starts with the market and how we feel like we can meet the market,” Fawcett said. “In this case, it’s the office market, the residential market and the retail market we focused on. Then we focus on taking the characteristics of the property and celebrate those as best we can.”

He said nestling the project into the existing residential (Dwell at McEwen) and retail (Whole Foods) that surrounds the property was also a priority as the plans evolved.

“We want to make sure this project fits into the context of what’s already there and try to enhance it,” he said. “Ultimately, we wanted to differentiate this project from anything else in Cool Springs.”

Boyle, in partnership with multifamily developer Northwood Ravin, has begun construction on the first phase, which will consist of a Class A, mixed-use office and retail building, restaurants and luxury multifamily units arranged around a 2-acre central park. This phase is slated for a late 2019 opening.

The mixed-use office/retail building will have ground-floor retail and be topped with Class-A office space. Expected completion is September 2019 for tenant occupancy.

The multi-family residences will be located within walking distance from the mixed-use office and retail buildings and the central park. The apartments will include 10-foot ceilings, modern kitchens and bathrooms, elevator access, a premium health and fitness center, spa and resort-style pool and clubhouse.

But beyond square footages and building footprints, developers at Boyle wanted this project to bring a more urban-minded sense of community and lifestyle to Cool Springs.

“We wanted it to be walkable,” Fawcett said. “Residents of McEwen Northside and from Dwell next door should be able to walk to Whole Foods. All of our buildings have retail on the ground floor, so you can live there, work there and hang out there. We wanted to be sure people had a place to gather, meet and work outside of their office. That’s what we are hoping to accomplish. We want it to be a unique destination in Williamson County.”

Although he couldn’t reveal any names yet, he said there is already interest in the project from several retailers. He added that the goal is to lure the best of the local retailers and only very unique regional and national ones.

“We want retailers that don’t have a chain feel to them,” he said. “We want this to feel more like a 12th South or the Gulch and bring that to Williamson County.”

Thomas McDaniel, partner and director of office properties at Boyle Investment Co., describes this development as a new vibrant, urban commercial district in Cool Springs.

“The smart blend of local and national chef-driven restaurants and retail shops, a business-class hotel, interactive green spaces, and upscale residential apartments makes McEwen Northside a destination unto itself, with the added benefit of perfect proximity to the best of Cool Springs, providing a competitive advantage for companies interested in attracting and retaining top talent and driving productivity.”

Taking advantage of the high quality growth in Williamson County, McEwen Northside will build upon Cool Springs’ strengths and bring a completely new, walkable, urban experience to the region.

Work starts on $140M Cool Springs project

Boyle Investment Co. and Northwood Ravin have begun construction on the $140 million first phase of the 45-acre McEwen Northside project in Cool Springs.

According to a release, the phase includes a Class A mixed-use office/retail building, restaurants, and apartment structure — all oriented in proximity to a two-acre park.

This major Cool Springs development opens next year

Nashville Business Journal

June 26, 2018

The first chunk of a major mixed-use development in the Cool Springs commercial hub will open in fall 2019, now that construction has begun.

The 45-acre McEwen Northside project will initially feature an eight-story building with office space, restaurants and stores, and a 274-unit apartment complex — all across from a 2-acre park. Bell & Associates Construction, of Brentwood, will build the office and retail space. The work is beginning without tenants in hand. That is a generally riskier move showing the confidence that a developer, and its financial backers, have in a particular market.

Those are some of the new details Boyle Investment Co. and Northwood Ravin are disclosing about their project. Last month, the companies cemented $78 million of construction financing from Northwestern Mutual Life Insurance Co. toward the total $140 million of infrastructure and commercial construction set to occur in the first phase of McEwen Northside.

By scale and price tag, the development is one of the biggest active projects in Williamson County. It is among the projects attempting to inject a more urban environment into suburban Cool Springs. The project creates new opportunity to lease space in the region’s longtime corporate office hub, and new apartments to rent in Franklin, which is one of the 10 fastest-growing large cities in the U.S.

Boyle and Northwood Ravin previously said their project would cost $270 million in full, headlined by about 750,000 square feet of office space, 580 apartments and about 100,000 square feet of retail and restaurants. Construction is imminent on a 150-room SpringHill Suites in the development. Given ongoing surges in construction costs, particularly the pay required to find and keep skilled laborers, the project as fully proposed would likely cost beyond that initial $270 million forecast.

Future phases of McEwen Northside would be dominated by office space, including a potential 220,000-square-foot building at the far east end of the property.

The site is located at 1130 W. McEwen Drive, across from the Whole Foods Market. A traffic light will be installed at McEwen and Aspen Grove Drive, to connect to that Whole Foods-anchored shopping center.

Energy Firm & Growth Ignites Move to New Location

Oil & Gas 360

June 25, 2018

FRANKLIN, Tenn., June 25, 2018 /CNW/ — Aries Clean Energy, a Nashville-area based company, is moving to a larger space in Franklin, Tenn., to accommodate its staffing requirements for the development of gasification projects designed to reduce greenhouse gases, minimize use of landfills, and lower waste transportation costs.

Its new location at 4307 Rural Plains Circle in Franklin, Tenn., (also known as Berry Farms) will serve as its corporate headquarters. The office will also be the hub for designing and engineering of its downdraft and fluidized bed gasification products.

“Our patented systems are unique to the energy industry, and they will provide access to green electric power behind the grid and a solution to waste stream disposal,” said Gregory Bafalis, CEO of Aries. “This expansion increases our ability to bring our power systems to cities and industries worldwide with increased staff support.”

Aries was started in 2010 by Thompson Machinery, a local Caterpillar dealership, to further develop a patented downdraft gasification technology that cleanly converts wood waste to synthetic fuel gas for industrial use.

As interest in the technology has grown, so has the company. In 2015, the acquisition of assets and patents from MaxWest, a fluidized bed gasification company, opened new markets, including municipal and industrial waste water disposal.

Aries Clean Energy provides multi-patented technologies that can handle municipal and industrial waste in a turnkey gasification solution. This approach provides proven environmental benefits, while simplifying the overall waste handling process.

Aries’ gasification solutions convert waste into a fuel gas that can be used to produce electricity or heat for a variety of thermal processes. In addition, the overall emissions from waste streams are reduced, thereby supporting an organization’s emissions reduction and sustainability goals.

To date, the company has received several statewide and national awards for the plant it designed and built for the city of Lebanon, Tenn., including Environmental Leader’s Project of the Year and Tennessee’s highest Environmental Stewardship Award for energy and renewable resources.

About Aries Clean Energy

Aries Clean Energy, LLC, based in Franklin, Tennessee, designs and builds innovative bio-based downdraft and fluidized bed gasification systems using its eight patents granted to date. Its projects provide for the sustainable disposal of waste, reduction of carbon emissions, and the production of clean thermal and electrical energy. New image released for Capitol View Hampton

Nashville Post

June 11, 2018

The development team behind the Hampton Inn & Suites Capitol View now underway in the North Gulch has released a new image for the building and has pushed back the completion date to fall 2019.

Franklin-based hotel operations and development company Chartwell Hospitality and Rockbridge, an Ohio-based investment firm that focuses on hotels, are undertaking the project. Previously, a summer 2019 completion had been eyed.

The Hampton Inn & Suites Capitol View will rise 10 stories and offer 169 rooms. Memphis-based Bounds & Gillespie Architects is the architect. See the previous rendering here.

The hotel will sit at the southwest corner of the intersection of 11th Avenue North and LifeWay Plaza. The project represents the two firms’ second hotel deal partnership. Rockbridge owns the Hilton Garden Inn in SoBro, which Chartwell developed and manages.

“Rockbridge has proven to be an excellent partner in delivering high-quality hotels and we are excited to collaborate with them on this unique project,” said Chartwell President Rob Schaedle said in a release.

In addition to 169 guest rooms, the Hampton Inn & Suites will contain 4,000 square feet of meeting space and a rooftop bar and pool.

Capitol View spans about 32 acres and is expected, once built out, to offer multiple buildings with a collective 1.1 million square feet of office space, 130,000 square feet of retail and restaurant space, 600 apartment units, a park/community space and jogging trails.

Rockbridge has invested in 223 hotel projects in 38 states, with the properties offering a collective $5.8 billion in capitalization.
