Multimillion-Dollar Upgrades Coming to Premier Brentwood Office Development

East Park development in Maryland Farms announces renovation and expansion

Ayers Asset Management and Boyle Investment Company announced today updates to their East Park development in Maryland Farms, including a new business-class hotel and added retail space as part of a multimillion-dollar effort to modernize the property.

The newly announced enhancements at the property include the addition of a freestanding 6,000 square foot building planned for restaurant and retail space, and demolition to one of the three office buildings at the complex to introduce a TownePlace Suites, developed and managed by Chartwell Hospitality.

As part of the multimillion-dollar investment to modernize Maryland Farms’ first set of office buildings circa 1974, the expansion aims to bring the campus to its full potential and provide more options for the surrounding community.

“We wanted to take this well located and historically successful office project and modernize it to better serve the current and future business community, as well as the surrounding local residential community,” said Mark Traylor, director of retail properties at Boyle, developer of East Park. “The addition of retail, restaurant and hospitality to the project creates the next exciting mixed-use chapter in the life of East Park.”

Chartwell Hospitality is a Nashville-based real estate company that specializes in the development and management of high-quality hotels in 10 states. The TownePlace Suites construction is planned to begin in mid-2023 and projected to open in Q3 2024 with a total of 120 keys.

McEwen Northside to expand with new 9-story mixed-use building, ‘signature restaurant’

McEwen Northside, a 45-acre mixed-use urban district in the heart of Cool Springs, is once again expanding.

The new 300,000 square foot phase known as Block E will feature a building of nine stories with eight floors of Class A office space, 30,000 square feet of creative office space, specialty retail and restaurant space located on the ground floor, and a skybridge connecting the parking garage for convenient access. In addition, a freestanding 8,000 square foot signature restaurant building has been planning with second floor showroom office eed with a glass exterior.

“Since McEwen Northside first opened, the retail and office space has been in high demand,” said Thomas McDaniel, director of Office Properties for Boyle, the co-developer of McEwen Northside along with Northwood Investors and Northwood Ravin. “McEwen Northside is a vibrant, growing community that blends favorite local businesses, luxury residential, intentional outdoor spaces and innovative office space, and we are excited to give more brands and businesses the opportunity to call McEwen Northside home.”

Construction is set to begin early 2023 with a projected opening in 2024. With the completion of Block E, the McEwen Northside district will be 80% complete.

Boyle Investment Co. names new CEO, chairman

Boyle Investment Co. has named both a new president and CEO and a new chairman, effective immediately. Matt Hayden has been appointed president and CEO. He succeeds Paul Boyle, who has been promoted to chairman.

Henry Morgan Jr. and Bayard Morgan have been named vice chairmen, and Bayard Boyle Jr. and Henry Morgan Sr. have been named co-chairmen emeritus.

Hayden’s promotion comes after rising in the ranks at Boyle. He joined the real estate company in 2014 as deputy treasurer and became its treasurer and CFO in 2016. Prior to joining Boyle, Hayden had prominent roles with Memphis companies Wunderlich Securities Inc., as a senior vice president, and at Morgan Keegan & Co., as a first vice president.

As Boyle’s CFO, Hayden oversaw the financial accounting and reporting on a large portfolio of investment properties, which included 150 real estate entities comprised of different investors.

“I never envisioned [being CEO] when I joined Boyle,” Hayden told Memphis Business Journal, a sister publication to the NBJ. “Working with the Boyle and Morgan families and the key executives here, one thing led to another. It was never in my mind that I’d be in this position, but I’m very grateful to be.”

Hayden sees himself in the role for a long time at a firm with a history dating back to 1933.

“While it’s a new step for the company [by] promoting me to president and CEO, there’s not going to be a major change, necessarily,” he said. “The company’s direction is to help our board and key executives continue to do what we’ve been doing, and try to grow stronger as a company over the next 10 years as we reach 100 years old.”

Memphis-based Boyle has 135 total employees, including more than 30 at its Nashville office. The company collectively manages 8 million square feet of commercial space in the Memphis and Nashville metros.

Phil Fawcett is the managing partner of the firm’s Nashville office. Its local projects include Capitol View and McEwen Northside, among others.

Boyle Investment Company has appointed Matt Hayden president and CEO.

Hayden will oversee the management, finance and operations of Boyle and its affiliated companies, Boyle Nashville LLC and Boyle Insurance Agency, with a total of approximately 135 employees.

Boyle Investment Company will celebrate its 90th anniversary next year, and Hayden will work directly with the company’s chairman Paul Boyle, vice chairmen, Henry Morgan Jr. and Bayard Morgan, and senior managers to continue to guide the strategic direction of the company.

Boyle oversees a number of properties in the Nashville area, including Berry Farms, Meridian Cool Springs, McEwen Northside and CityPark Brentwood in Williamson County.

Hayden joined Boyle in 2014 as deputy treasurer. In 2016, he was promoted to CFO and since then has overseen all finance, tax accounting and refinancing activities of Boyle and its affiliates, and played a major role in property acquisition/disposition decisions. Hayden also oversees the company’s investment fund, Midsouth Capital Fund, its investment committee, and its acquisition/disposition analysis of properties.

“For the past six years as CFO of Boyle, Matt has successfully handled a wide range of responsibilities that were extremely complex and involved the oversight of financial accounting and reporting for a large portfolio of investment properties, including 150 different real estate entities composed of different investors,” Boyle said in a press release.

“Matt has the experience, the ability to handle complexity, an exceptional analytical ability and the human touch to lead Boyle Investment Company to the next level,” added Bayard Boyle Jr. and Henry Morgan Sr., co-chairmen emeritus of Boyle.

“Since joining Boyle nearly a decade ago, Matt has contributed hugely to the company’s growth,” said Mark Halperin, executive vice president and COO of Boyle. “We are confident that Matt is uniquely qualified to oversee the operation and management of our Memphis office, now the largest office landlord in the Greater Memphis region, and our Nashville office, one of the largest private developers in the Greater Nashville area.”

Boyle now manages approximately 8 million square feet of commercial space in the Greater Memphis and Nashville markets. Boyle Nashville owns and manages almost 4 million square feet of office and retail space, as well as a projected 5 million square feet in the development and planning stages.

“Matt’s extensive experience prior to joining Boyle, and his deep understanding of our values and commitment to building community, make him the perfect candidate to lead Boyle into our 100th anniversary over the next decade and beyond,” said Boyle partner Phil Fawcett. “We are confident in the future of Boyle and our next generation of leadership with Matt at the helm.”

Prior to joining Boyle, Hayden gained a wealth of knowledge and experience in the areas of accounting, corporate finance, and mergers and acquisitions. He was previously a senior vice president with Wunderlich Securities, Inc., in the investment banking group, where he specialized in advising companies on mergers and acquisitions and capital-raising transactions in the financial services, industrial and energy sectors.

Prior to Wunderlich, he was a first vice president with Morgan Keegan & Company, Inc., where he specialized in transactions in the transportation, industrial and financial services sectors. Hayden also performed assurance and advisory services for public and private companies with Ernst & Young.

“I am humbled, honored and excited about this opportunity,” Hayden said. “Since joining Boyle, I have learned so much about the company, its operations and culture from a team of long-term industry executives who developed a significant amount of real estate in the Greater Memphis and Nashville markets. Boyle Names New President & CEO

Memphis-based Boyle Investment Co. announced a new president and CEO on Wednesday, Aug. 31.

Matt Hayden will transition into the new leadership role with the company on Aug. 31. He’ll oversee management and operations with Boyle, Boyle Insurance Agency and Nashville-based Boyle Nashville LLC.

Hayden has been with the company since 2014. First as a deputy treasurer then as its chief financial officer in 2016. Hayden has been overseeing the company’s investment fund, the Midsouth Capital Fund. Prior to joining Boyle Hayden served in leadership roles with Wunderlich Securities Inc. and Morgan Keegan and Company Inc.

“For the past six years as chief financial officer of Boyle, Matt has successfully handled a wide range of responsibilities that were extremely complex and involved the oversight of financial accounting and reporting for a large portfolio of investment properties, including 150 different real estate entities comprised of different investors,” Boyle chairman Paul Boyle said in a statement.

Hayden will replace Paul Boyle who has served as president since 2013. Paul Boyle will take over as chairman of the company.

In addition to the president and CEO change, the real estate company announced Henry Morgan Jr. and Bayard Morgan as vice chairmen. Bayard Boyle Jr. and Henry Morgan have been named co-chairman emeritus.

Boyle was founded in 1933 by Bayard Boyle Sr., Snowden Boyle and Charles Boyle. Since the company has grown to 135 employees and its portfolio includes over eight million square feet of real estate holdings.

The company opened its Nashville offices in 2001.

Prior to joining Boyle, Hayden gained a wealth of knowledge and experience in the areas of accounting, corporate finance and mergers and acquisitions.  He was previously a Senior Vice President with Wunderlich Securities, Inc. in the investment banking group, where he specialized in advising companies on mergers and acquisitions and capital-raising transactions in the financial services, industrial and energy sectors.  Prior to Wunderlich, he was a First Vice President with Morgan Keegan & Company, Inc., where he specialized in transactions in the transportation, industrial and financial services sectors.  Prior to Morgan Keegan, he was with Ernst & Young, where he performed assurance and advisory services for public and private companies.  Hayden holds both a bachelor and master’s degree in accounting from the University of Mississippi and is a Certified Public Accountant (inactive).

Hayden succeeds Paul Boyle, who has served as President of Boyle since 2013 and has been promoted to Chairman.  Henry Morgan, Jr. and Bayard Morgan have been named Vice Chairmen, and Bayard Boyle, Jr. and Henry Morgan, Sr. have been named Co-Chairmen Emeritus.

Lifetime movie starring Rita Moreno filming at CityPark in Brentwood, extras needed

A Lifetime movie is being filmed at CityPark Brentwood this week starting September 1st. The public is invited to watch the filming, and some extras are needed.

The movie starring Oscar winner Rita Moreno will be filmed in front of the Mooreland Mansion Wednesday through Friday. Moreno was recently seen in the 2021 remake of West Side Story. Production will need extras on Thursday, Sept. 1, beginning around 3 p.m. and on Friday, Sept. 2, beginning around 6 p.m.

Attendees should follow these wardrobe guidelines if they would like to be considered as an extra:

Bring two or three Christmas outfits that are red, white, green and/or blue; long pants and long-sleeved shirts are preferred.

Button downs, long sleeves, sweaters, leggings, dresses, skirts, etc.

No pastel colors, pajamas, logos or festive Christmas sweaters.

Filming will take place from noon-midnight on Wednesday, 3 p.m.-3 a.m. on Thursday and 6 p.m.-6 a.m. on Friday.

The Extended Shop Opens Its First Brick-and-Mortar Location at Capitol View Nashville

The Extended Shop, a boutique offering plus-size clothing for women, has announced that its first storefront location at Capitol View, the mixed-use, urban district in downtown Nashville.

Amy Skerratt started The Extended Shop to fill the void in availability of plus-size clothing in the Nashville area. Since its beginnings on Instagram in 2021, The Extended Shop has been featured at six local markets and events over the last year, including Starry Nights Market, Living with Landyn, L&L Market, and Porter Flea’s Summer and Holiday Markets.

“I wanted to be very intentional about where I opened my first permanent store, and Capitol View is the perfect fit,” Skerratt said. “I love that we’re in the city, but it still has a walkable neighborhood feel that is full of life. I feel like I’m a part of a destination. I’m overwhelmed by the positivity and success The Extended Shop has received so far and am thrilled to join the Capitol View community.”

The Extended Shop seeks to create an environment where customers feel a sense of belonging, a phrase used in their tag line – “You belong here – in your body and in your size.” The boutique provides a comfortable and constructive shopping experience with the option to try on plus-size clothing in the store.

Capitol View, which is easily accessible from the downtown core and surrounding Nashville neighborhoods, has been the location of choice for many first-to-market brands, including VICI, Condado Tacos, VSL Nails, Central BBQ, Joe Muer Seafood and Andiamo Presto.

“We’re delighted to have The Extended Shop open its first brick-and-mortar location at Capitol View,” said Mark Traylor, partner of Boyle Investment Company. “There is a market for shops that provide extended sizing. Fresh Hospitality’s Biscuit Love and Taziki’s announce locations at Berry Farms

Biscuit Love and Taziki’s Mediterranean Café will move into Town Center at Berry Farms, with the first opening in fall 2022 and the latter welcoming customers in early 2023.

Developed by Boyle Investment Co., founded in 1933, Berry Farms is a 600-acre master planned community in Williamson County, blending shopping, restaurants, living and office space together.

“We are excited to join the Berry Farms community and reach more guests in Williamson County,” Sarah Worley, Biscuit Love CEO and co-founder, said in the release. “The neighborhood is full of opportunity and we can’t wait to serve this growing area.”

Founded in 2012 and started in an Airstream food truck, Biscuit Love has risen to Nashville stardom, as evidenced by the long lines that wrap around its buildings. The Berry Farms location marks its fourth in the Greater Nashville area.

“Middle Tennessee is a growth target for us due to its exploding population,” said Dan Simpson, Taziki’s CEO, in the release. “Fresh Hospitality has helped us expand into more markets, and we’re thrilled to be a part of the growing Berry Farms community.”

Headquartered in Birmingham, Alabama, Taziki’s was founded in 1998 and has grown have 100 locations across 16 states.

Biscuit Love and Taziki’s are Fresh Hospitality’s first brands at Berry Farms, but Taziki’s and 55 South, another of its concepts, have locations at Boyle’s CityPark property in Brentwood.

“Boyle is very proud of our long and successful partnership with Fresh Hospitality, and we are honored that they desire to continue building community with us by expanding two more concepts into Town Center at Berry Farms,” said Grant Kinnett, who leads retail leasing at Boyle, in the release.

Nashville-based Fresh Hospitality has become a powerhouse in Music City, with a portfolio of over 20 brands, including the popular Martin’s Bar-B-Que Joint and Hugh-Baby’s BBQ & Burger Shop.

Educational Media Foundation breaks ground on Berry Farms HQ

Christian media group Educational Media Foundation has officially broken ground on its new global headquarters in Tennessee.

Industry guests, community partners, and government officials joined EMF’s board of directors, leadership team, and staff members for an on-site celebration on Friday, May 27 where construction of a new office building and worship center will soon begin. The site is located in the Berry Farms community of Franklin outside of Nashville.

“We’re excited to continue our journey to establish our international headquarters in Middle Tennessee, and we’re honored and humbled to be part of this community,” CEO Bill Reeves said at the ceremony. “I really feel like we’re standing on sacred ground here. I feel like God brought us to these 11 acres.”

Reeves has lived in the Nashville area for the past 25 years. When looking for a new location for the group he told the Tennessean, “It just makes sense for us to be here around the content creators and the business people.”

The company is currently based in Rocklin, CA, which is about 22 miles from Sacramento. It has been expanding its presence in Middle Tennessee for years. Some of its network programming originates from studios in the Nashville area, which is also home to the company’s AccessMore podcasting operations, WTA Media, and live events and promotions divisions.

The company closed on the 11-acre property in December 2021. The new headquarters will consist of 170,000 square feet and include six floors that will house broadcast facilities, podcast, and video production studios, along with a worship center.

At the ground-breaking event, Reeves thanked local politicians, project partners, staff, and former CEOs Bob Anthony, Dick Jenkins, and Mike Novak. “I never want to forget the legacy of the folks who built this ministry,” Reeves remarked. “These are the men on whose shoulders we stand today. I know what those three men wanted was to serve the Lord and tell people about Jesus, and that’s what we do. We’re not just building a building so we can push pencils and spin records – we’re doing it because we’re getting ready for the next generation, and to introduce them to Jesus.”

David Pierce, EMF chief partnership officer added, “We’re excited about the past we’ve traveled together … but more excited about the future … and how God is going to pave our way. And we’re just praying that we can continue to honor Him in the things we do.”

Gospel recording artist CeCe Winans also spoke to the crowd and led attendees in an acapella version of “Amazing Grace (Praise God).”

Dee-O-Gee Announces First Tennessee Location at Town Center at Berry Farms
