Capitol View Wins Top Award in ICSC Global Design Competition

Mixed-use urban district Capitol View earned a gold award, the highest possible honor, at the 2021 ICSC Global Design and Development Awards, which recognizes outstanding achievement in the design and development of retail spaces and marketplaces worldwide.

“It is an honor for Capitol View to be recognized with this distinction. We sought to truly build community at Capitol View, to create a neighborhood that would blend with and enhance the surrounding area and serve the Nashville community,” said Mark Traylor, partner of Boyle Investment Company. “From the width of the sidewalks to retailer patios, to free parking and ease of access, Capitol View was designed with the user’s experience in mind.”

Capitol View brought the first full-service grocery store to downtown Nashville when Publix arrived in October 2019. The district also brought relief to the Gulch’s long-running park desert with Frankie Pierce Park and the Trolley Park green space, connecting the city’s greenway system and creating greater bike and pedestrian access.

“The hope is that, by adding this award to Capitol View’s list of honors, the work that is being done here inspires a focus on people-centric design that is both practical and exciting and that seamlessly blends with the history around it,” said Angelo Carusi, principal for Cooper Carry. “Capitol View’s winning this award shows a global recognition and appreciation for the work and intentionality that was put into this project, and we share that honor with every member of our team.”

Developed by Boyle, Northwood Ravin, and Northwestern Mutual, Capitol View is the product of a talented team of designers, architects, and engineers working together. Boyle developed the property alongside Northwood Ravin and Northwestern Mutual, while Cooper Carry executed the overall design and architecture of the structures. The Lighting Practice designed the lighting throughout the property, with Hoar Construction providing general contracting and Barge Design supplying the civil engineering needs. Kiser Vogrin was the architect for the landscaping, providing a more pleasing atmosphere for residents and visitors.

Boyle and Cooper Carry worked in tandem to incorporate elements that connect Capitol View to the buildings and communities that surround it. The use of brick complements the historic buildings nearby, and the original 100-year-old cobblestone was repurposed and incorporated as part of the pedestrian crosswalks. Capitol View’s design further offers a feeling of connectivity through its physical links to Nashville’s corporate offices and the greenway and parks system. The neighborhood also supplies its own green space for residents, office tenants, and visitors alike.

Since breaking ground in 2016, Capitol View has received several awards, including Green Globes ® certification, ULI Nashville’s Excellence in Development award, and the title of “Development of the Year” from NAIOP Nashville for the 1100 Charlotte Ave. mixed-use tower. Capitol View is home to numerous companies, retail, and restaurants, including HCA Healthcare, the Nashville Area Chamber of Commerce, ProviderTrust, Healthstream, Tune, Entrekin & White Law, Publix, Central BBQ, L.A. Green, VSL Nail Salon, Rukus Cycling Studio, CareNow Urgent Care, Pinnacle Financial Partners, and Hampton Inn & Suites.

Topping-Out Ceremony Held for the McEwen Northside Office Building

Boyle Investment Company, Northwood Ravin, and BELL Construction celebrated the topping out of 5001 Aspen Grove Dr. at McEwen Northside on March 3rd, 2022.

The ceremony celebrated the successful and seamless completion of the structural phase of the building. Representatives from Boyle Nashville, Northwood Ravin, BELL, TMPartnersKimley-Horn, and KVD Design attended.

“We are delighted to celebrate the topping-out of another building at McEwen Northside,” said Phil Fawcett, managing partner of Boyle. “Our vision is to create the premier mixed-use destination in Cool Springs. 5001 Aspen Grove Dr. is an integral part of this vision — adding state-of-the-art office space and more first-in-class restaurants and retail experiences to a lively walkable setting.”

The 45-acre, mixed-use environment at McEwen Northside, 5001 Aspen Grove Dr. will include approximately 126,000 square feet of Class A office space and over 26,000 square feet of specialty retail and restaurant space. There will also be a parking structure to accommodate the office, retail, restaurants, and adjacent hotel needs. The building is scheduled for a fourth-quarter 2022 completion.

“BELL Construction is honored to help deliver this building, which further establishes McEwen Northside as the epicenter for businesses in Williamson County,” said Eric Pyle, executive vice president for the commercial building division of BELL Construction. “We are proud to work alongside Boyle Investment Company and Northwood Ravin to deliver another Class A office building in one of the fastest-growing suburbs in the state.”

Additional growth is on the horizon for the district with two remaining blocks that will include Class A office space, retail and restaurant space, open green spaces, and other exciting uses. Planning is also underway for a second phase of apartments introducing a more extensive amenity package and premium units.

McEwen Northside Adds 3 New Office Tenants

Kimley-Horn, Gutterglove, and CorVel Corporation have secured their new office spaces at McEwen Northside, a 45-acre mixed-use district, developed by Boyle Investment Company and Northwood Ravin, in the heart of Cool Springs. All three businesses will be located at 4031 Aspen Grove Drive, anchored by Mitsubishi’s North American headquarters.

Kimley-Horn is a premier planning and design consulting firm that offers a full range of services at more than 100 offices across the U.S. The McEwen Northside space will be the fifth Kimley-Horn location in Tennessee and the first in Williamson County, joining offices in downtown Nashville, Memphis and Jackson. Kimley-Horn’s McEwen Northside office is set to open in spring of 2022 with 6,000 SF.

“McEwen Northside is the premier mixed-used development in Franklin, and this is only the beginning. We are very excited to continue building on the momentum and growing community excitement surrounding this development. Gutterglove started as a gutter-cleaning service, and in 1996 the company expanded its business to develop unique designs and materials for self-installed and professional-grade gutter guards. The company relocated its corporate headquarters from California to McEwen Northside and is currently serving customers from its new 5,800 SF office.

CorVel is a national provider of comprehensive risk-management solutions to employers, third-party administrators, insurance companies and government agencies. With offices located throughout the country, this is their first office in Tennessee, opening in January 2022 with 3,000 SF.

The addition of these tenants is the latest phase in the growth at McEwen Northside, and they join other McEwen Northside tenants including OMNIA Partners, Mitsubishi, Perry’s Steakhouse, North Italia, Jeni’s Ice Cream, Shake Shack and others.

3 New Retail Stores Open at Meridian Cool Springs

Clean Juice, Woodhouse Spa, and The Eastern Peak will round out our retail roster at Meridian, bringing the property to 100% leased. They will join the recently opened New Moon Yoga studio and fitness studio HOTWORX.

Clean Juice, slated for an early 2022 opening with 1,657 SF, comes from local residents Sean and Maylissa Ballance — their first Clean Juice franchise but the second to open in a Boyle property.

“We wanted to not only serve the community, but also build a community,” Sean Ballance said. “Our decision to open at Meridian was easy – it really picked us long before we picked it. In earlier parts of my career, I’d go on business trips where we’d stay at Meridian, and I’ve always been impressed with the development. It was a no-brainer to put down our roots here.”

Woodhouse at Meridian is expected to bring treatments beyond traditional spa offerings including antigravity chairs equipped with virtual reality gear, an infrared sauna and a plunge pool when it opens in March with 6,012 SF. This marks franchisee Kimberly Powell’s third Woodhouse locale, the others in South Carolina.

“I decided that I only wanted to open spas in cities that I was passionate about, and that was definitely the Nashville area,” Powell said. “We’re energized to return the Woodhouse brand to Franklin. It’s refreshing to have a partner like Boyle at Meridian who understands the value of a luxury spa in the development and wider community, where we can support all our patrons on their wellness journeys.”

The Eastern Peak is known for its Thai and sushi dishes that take on an American twist and combines a modern ambiance that is inspired by culture and art. The Meridian location is slated to open in the spring with 3,503 SF. This will be Eastern Peak’s sixth restaurant.

David Szemeredy, chief operating officer of The Eastern Peak at Meridian, said he decided to bring the business to this particular community because he always wanted to be in the Cool Springs area.

These new businesses join longtime Meridian tenants including Cajun Steamer, Tupelo Honey Café, Nutrishop, Peace Eyecare, Tony’s Eat & Drink, Meridian Dental Centre, Noodles & Company, Edward Jones, Fabulous Frocks Bridal, First Watch and more.

“We wanted to not only serve the community, but also build a community,” Sean Ballance said. “Our decision to open at Meridian was easy — it really picked us long before we picked it. Educational Media Foundation Chooses Berry Farms for New Headquarters

Parent company of Christian radio’s K-LOVE, Air1 chooses Berry Farms for new headquarters.

EMF’s new space will be 170,000 square-feet and include six floors where broadcast facilities, podcast and video production studios, and a worship center will be housed. Construction on the facility is scheduled to begin in mid-2022. The purchase of land in Berry Farms is the latest step in a three-year, phased process of relocating from the company’s original headquarters in Rocklin, California.

3 New Businesses Coming to McEwen Northside

McEwen Northside has announced three new tenants

Neighbors is a Nashville-based bar and eatery that offers local craft beer as well as wings, salads, sandwiches and burgers. The bar has two Nashville locations in Germantown and Sylvan Park. This will be the first Williamson County location for the business with 4,095 SQ FT.

Radish Kitchen is a fast-casual food concept featuring healthy dishes with locally sourced ingredients founded by author and chef Amanda Frederickson. This will be Radish Kitchen’s second location. The first location opened in the Sylvan Park area of Nashville back in 2020. The new space will be located next to North Italia with 2,023 SQ FT.

Geodis expands offices; 3 new tenants set up shop in CityPark Brentwood

 

Brentwood-based logistics and transportation company Geodis announced Aug. 10 it will expand its offices at 7101 Executive Center Drive, Brentwood, to take up 133,000 square feet of space in its existing building at CityPark Brentwood.

The company offers distribution, supply chain optimization, freight forwarding and road transport services in 120 counties for approximately 165,000 clients.

Additionally, CityPark Brentwood, a 33-acre mixed-use community, has welcomed three new tenants in recent weeks.

Shake Shack will soon open its first location in Williamson County. This will mark the third location in Tennessee as Shake Shake currently has two locations in Nashville. The burger restaurant will open its newest location at the McEwen Northside development on Aspen Grove Drive in the Cool Springs area. The “Franklin Shack” will feature a custom mural painted by local Eastside Murals and a walk-up window for online pre-orders.

4 businesses to relocate to McEwen Northside in Franklin, TN

 

Four new businesses are slated to move into mixed-use center McEwen Northside later this year, according to a July 15 announcement from the development.

The center, located along Aspen Grove and McEwen drives in Cool Springs, features a number of restaurants and retailers as well as office space and multifamily residences.

Design and Engineering Inc. will relocate to McEwen Northside from 1645 Liberty Blvd., Brentwood, in September. The company is a full-service engineering and interior design firm that works with commercial clients and is licensed in 48 states. Clients include ML Rose, Bricktop’s, Buffalo Wild Wings and Cracker Barrel.

“As designers, we are always looking for great new spaces,” said Ryan Nicholson, vice president at Design and Engineering, in a release. “We are excited to become a part of and enjoy the amenities of this vibrant community. The energy and atmosphere at McEwen will give our team a fresh mentality when they come to work.”

Censis Technologies will relocate from 830 Crescent Centre Drive, Ste. 610, Franklin, in late 2021. The company specializes in web-based software to manage sterilization, tracking and data collection of surgical assets and medical equipment.

“Coming out of the COVID[-19] shutdowns, we are eager to be able to return to an office environment,” Censis President Randy Smith said in a release. “Our relocation to McEwen makes our return even more exciting as it will provide a very modern, collaborative and employee-friendly work environment. Our employees will also enjoy the amenities the new office and location will provide.”

Renew Co. will relocate from 325 Seaboard Lane, Ste. 150, Franklin. The company specializes in natural health and wellness products and works with health care practitioners to provide supplements. A relocation date has not been announced.

“We knew we would like our new offices at McEwen Northside, but it has exceeded our expectations,” Renew Co. CEO Jay Clarke said in a release. “Our new space will be another reason that folks want to come to work for Renew Co. and is a recruiting tool and a retention tool, and we are excited about that.”

Gordon Rees Scully Mansukhani LLP will relocate from 3401 Mallory Lane, Ste. 120, Franklin, in mid-September. The law firm, which has offices in all 50 states, provides legal services, such as commercial litigation, professional liability defense and other legal advice.

The companies will join Williamson Inc. and Mitsubishi Motors North America, which already have offices in the development’s Block B building. Construction has also begun on another block of retail and office space in the development, according to McEwen Northside.
