17 Acres at Humphreys to Develop

Land development work is under way on about 17 acres on the north side of Walnut Grove in Humphreys Center near Christian Brothers High School. Humphreys Boulevard will be extended about 500 feet from its present terminus on the north side of Walnut Grove to serve the 17 acres, the final portion of that development, said Russell ‘Rusty’ Bloodworth, Jr., executive vice president of Boyle Investment Co., principal developer of Humphreys Center, has zoning for multiple uses there, Bloodworth said. "We expect to sell the sites, rather than develop it."

Probable uses include an assisted-living facility, a multi-family apartment community and corporate offices. Development is expected to start on one or possibly two of those projects later this year, Bloodworth said. Boyle has about 18 acres of other vacant developable land on the north side of Walnut Grove in Humphreys Center. Development of a hotel, offices and a small amount of retail is planned, Bloodworth said.

Work is under way on a two-story office building on the south side of Walnut Grove on Humphreys Boulevard near the Arbors of River Oaks Apartments. It will have about 46,000 square feet of usable space, and more than 70 percent of it is already preleased, Bloodworth said. Data Communications Corp. Will lease about 10,000 square feet.
