Tenants Renew Leases and Expand at Boyle’s Office Properties

Leasing has been steady at Boyle’s office parks, including Ridgeway Center and Moriah Woods, according to Mark Halperin, Executive Vice President of Boyle.
Ridgeway Center. “We have a great tenant mix and some long-term leases in place and our overall Class A vacancy in Ridgeway Center is just 9 percent, so we’re pleased about that,” said Halperin.
Farris Bobango Branan PLC is consolidating its Memphis law firm operations with a 10-year, 17,370-square-foot lease at 999 Shady Grove, Boyle’s newest Class A office building in Ridgeway Center. The law firm’s East Memphis office was previously located in the adjacent Morgan Keegan Building at 1100 Ridgeway Loop, where it had been a Boyle tenant for nine years.
“Office design was key in our decision to move to 999 Shady Grove, and having a shell space allowed us to design our office space from scratch,” said John Bobango, a partner in the firm. “If we were going into an existing office space, I don’t think we would have been able to gain the square foot efficiencies we’ve been able to build with Boyle. The large floor plates, which are 25,000 square feet, were extremely useful.”
“999 Shady Grove has been performing well since our first tenant, Dixon Hughes, took occupancy in October 2008 followed by anchor tenant SunTrust later that year,” explained Halperin. Other tenants in the building include Sovereign Wealth Management, Jackson Lewis LLP, State Volunteer Mutual Insurance Company (SVMIC), and Harris Shelton Hanover Walsh, PLLC.

Longtime Boyle tenant, Evans & Petree PC, has merged with The Bogatin Law Firm and has expanded its space at Marsh Center at 1000 Ridgeway Loop by 9,000 square feet for a total of 26,000 square feet of space.
“Our law firm, Evans Petree PC, has more than forty attorneys and has been in existence for more than 100 years,” said Woods Weathersby, managing partner. “We are a long-time satisfied office tenant of Boyle Investment Company in Ridgeway Center. Since becoming a tenant with Boyle, Evans Petree PC has more than doubled in size, and Boyle has been able to accommodate those growth and expansion needs, as and when we needed it.”
Clay & Land Insurance, Inc. has expanded its employee benefits department, requiring an additional 3,300 square feet of space at its office at 866 Ridgeway Loop for a total of 15,300 square feet. Clay & land has been a tenant with Boyle since 1988.
Moriah Woods. Several tenants at Moriah Woods office park at Mt. Moriah and I-240 have expanded their space. TBI/Tissue Banks International (TBI) has expanded The National Eye Bank Center (NEBC) to a total of 18,000 square feet. TBI is a global non-profit network of eye and tissue banks that provides corneas and other eye tissue for sight-restoring transplant surgery.
“Boyle has been especially cooperative in helping TBI’s expanded facility meet strict regulatory qualifications that promote patient and tissue safety,” said TBI President and CEO Gerald J. Cole.
Cornerstone Laboratories, LLC also has expanded its office space at by approximately 1,760 square feet and now occupies a total of almost 5,300 square feet of space. Founded in 2001, Cornerstone is a client-centered, customer-service oriented, analytical testing laboratory.
“Moriah Woods’ convenient location on I-240 between I-55 and I-40 is ideal for us because we do a lot of work in Arkansas, Mississippi and Tennessee,” says Sam Labonia, CEO of Cornerstone Laboratories. “Not only is Moriah Woods a prime location for our clients, but FedEx is in and out of our office three times a day, so it’s an ideal location for our deliveries.”
Other tenants at Moriah Woods include The Exceptional Foundation of West Tennessee, which occupies more than 10,000 square feet of space, and Entercom – Memphis, which occupies 18,000 square feet of space in which it has consolidated all of the company’s 155 employees at its six Memphis radio stations.
