Meridian Cool Springs evolution advances with two restaurant buildings, interactive outdoor space now under construction

Boyle Investment Co. Ushers in 90th Year with Community-Minded Enhancements to Longstanding Mixed-Use District

 

FRANKLIN, Tennessee—The 60-acre Meridian Cool Springs development that helped establish Cool Springs as a destination district nearly 15 years ago is continuing its evolution with the addition of two new restaurant buildings and an amenity-rich, public green space near its entrance. Site construction began in late September at the property on Carothers Parkway, and is anticipated to be complete by late spring.

Home to a diverse blend of retail, restaurant, hospitality, and personal and professional services that complement more than 900,000 square feet of office space, Boyle Investment Company is utilizing Meridian Cool Springs’ enviable acreage in creative new ways to further establish the district as a can’t-miss destination.

The two new freestanding restaurant buildings — a 1,400 square feet jewel box and a 4,700 square feet restaurant, respectively — will be connected by a nearly 5,000 square-foot public green featuring casual furniture and extensive landscape, hardscape and lighting elements that invite people to gather day and night.

Dr. Mary Schofield Returns to Practice at Tennessee Pediatrics’ New Berry Farms Location

Dr. Mary Schofield is returning to practice in Williamson County. She is now accepting new patients at Tennessee Pediatrics’ new location now open in the Berry Farms Community in Franklin, Tennessee.

Dr. Schofield has enjoyed practicing pediatrics for over 30 years. She and her family have been part of the local community since moving to Franklin in 2007. Dr. Schofield is originally from Baton Rouge, Louisiana and is a graduate of Louisiana State Medical School in New Orleans. She completed her pediatric residency at the University of Kentucky Medical Center in Lexington, Kentucky. She is married and has three adult children and two grandchildren. Her hobbies include music, cooking, and hiking.

Dr. Schofield is excited to join the Tennessee Pediatrics team and the new Berry Farms location, which expands Tennessee Pediatrics’ service to South Williamson County.

“Pediatrics is not only my profession, but also my passion,” Dr. Schofield said. “I have always loved the ‘art’ of healing, which often involves helping parents navigate the challenges of raising not only physically, but emotionally healthy children.”

In addition to Dr. Schofield, the Williamson County team also includes Dr. Chris Dodd, Dr. Lauren McClain, Mary Gwen Sagen, CPNP-PC, and Milo Simpson, P.A.-C. The new Berry Farms location is centrally located for Tennessee Pediatrics’ current patients as well as many new patients and families. Tennessee Pediatrics has a longstanding history of serving Middle Tennessee and now has two offices to serve South Williamson County. Dr. Schofield is looking forward to caring for patients and families as a part of the Tennessee Pediatrics team.

Biscuit Love opens in Berry Farms, adding 2nd Franklin location

 

What started in 2012 as a humble food truck in Franklin has grown into five storefronts across Middle Tennessee and in Alabama. Now Biscuit Love, a popular brunch spot founded by Karl and Sarah Worley, is returning to its roots and opening its newest location in Berry Farms in Franklin.

“We’re really excited to expand the Williamson County footprint with a second Franklin location,” said Sarah Worley.

The couple began their Biscuit Love journey in Franklin over a decade ago, and after expanding to downtown Franklin, the Gulch and Hillsboro Village in Nashville, and Birmingham, Alabama, they decided to come back to Franklin with a new look.

“This is the first Middle Tennessee location opening since our rebrand in 2020, so the aesthetic of this location is notably different from the other three in Nashville,” said Worley.

The new restaurant leans into diner nostalgia with a design that evokes “’brunch at Grannie’s’ with a modern flair,” according to a press release and creative director Becca Wildsmith.

Even the location lends itself to a neighborhood diner feel. Berry Farms, a mixed-use development, allows residents to work, shop and play within their own neighborhood.

“Berry Farms feels truly like a neighborhood,” said Worley. “It’s been such a fun opening getting to know the folks in the neighborhood and experiencing exactly what the developers had planned when mapping out Berry Farms.”

The menu at the new location will remain familiar to Biscuit Love fans. Everything from the popular B-Roll, biscuit cinnamon roll, to the East Nasty, chicken biscuit sandwich, will be available at the new location thanks to its culinary director, Lisa Marie White, and the Biscuit Love team.

Biscuit Love at Berry Farms held its grand opening Aug. 25 and is now open regular hours for the community to enjoy delicious breakfast dishes. Worley said she expected some excitement around the opening but was shocked at the outpouring of support they received.

“We have been incredibly humbled by the neighborhood’s support of the restaurant opening,” Worley said. “We [are] overwhelmed by how supportive the community has been.”

Preleasing Begins Soon for McEwen Northside Apartments’ Phase II in Cool Springs

Rumble Boxing Expands Middle Tennessee Presence At McEwen Northside


Second local franchise location of celebrity-backed studio plans for late summer opening

FRANKLIN, Tenn. (May 9, 2023) – Rumble Boxing, a group fitness studio combining boxing, HIIT, metabolic conditioning and strength training, has announced its second Nashville-area location will open late this summer. Rumble is expanding to McEwen Northside, a fully integrated and walkable community developed by Boyle Investment Company, Northwood Investors and Northwood Ravin in the heart of Cool Springs.

Rumble opened its first Nashville location in the Gulch last summer, and this latest Middle Tennessee studio is one of several locations in the Southeast and Midwest opening under the leadership of co-owners Blake Baskin and Antonio Compton. At Rumble, classes combine boxing and resistance training in an inclusive, uplifting environment that welcomes all skill levels. Holt Madden is the 2023 Developing Leader of the recipient at NAIOP’s Annual Awards Gala

We are proud to announce that our very own, Holt Madden, won the 2023 Developing Leader of the Year Award at NAIOP’s Annual Awards Gala!

For his first three years at Boyle, Holt focused on market research and analyst/financial functions as the sole analyst for Boyle Nashville. In the past 24 months, he has transitioned into the office leasing team, where he has quickly ramped up as an active leasing representative for Boyle’s sizable office portfolio.

Holt has been an active NAIOP member since joining in June 2018. He helped plan and support four annual golf tournaments. At the end of 2021, he was appointed to the DL Board. Holt and his wife Kate are active supports of Big Brothers Big Sisters, Begin Anew, PENCIL, HEAL Ministry, and Monroe Carrell Jr Children’s Hospital.

Holt is currently most active as a volunteer for Raise Your Hand through United Way, where he tutors and mentors Williamson County students identified by their school districts to be underperforming in math and reading.

Three Leading Retailers Open Locations at Berry Farms

Ludlow & Prime, SOCIETY Boutique, and Sugaring NYC have announced new locations at Town Center at Berry Farms, the latest phase of the sought-after walkable, retail and residential community in Franklin. Town Center has recently been completed, with 331 upscale residences, 27,182 square feet of ground-floor retail space and ample parking among nine buildings. The three new retail and restaurant tenants will occupy a combined 7,722 square feet of retail space at Town Center, bringing its retail component to approximately 90% leased.

“We wanted to respond to the community’s desire for elevated dining, additional shopping options and wellness experiences,” said Mark Traylor, director of Retail Leasing for Boyle. “We couldn’t be happier to partner with businesses that not only provide sought-after amenities but also align with our vision for serving and transforming the community.”

Ludlow & Prime is a locally owned and operated restaurant and lounge serving modern American cuisine, steak and seafood. The restaurant, a Brentwood staple since 2016, prides itself on using exceptionally fresh seafood, prime steaks and locally sourced produce that has made it a local and desired classic. Ludlow & Prime’s second Middle Tennessee location will be located at the corner across from Publix, and is set to open in early August.

“Berry Farms is a unique experience for the area. They have mastered development and structured the community to keep business flowing,” said restaurant owner Tim Kohler. “We’re excited to continue to create memories through food in a new neighborhood.”

With plans to open in March, SOCIETY Boutique will feature an elevated and personal experience, offering a range of price options that blend investment pieces and lower-priced trendy fashions. Owner and former personal stylist Andrea Hanna wants to use her experience as a stylist to help women look and feel their best. SOCIETY will be located next to the specialty foods concept Biscuit Love.

“Berry Farms offers great foot traffic, a diverse clientele and fantastic exposure to all that Society has to offer,” Hanna said. “I’m looking forward to helping women in the community look and feel their best and be their go-to spot for all their fashion needs.”

With over 100 locations nationwide, Sugaring NYC is an organic sugar waxing and self-care franchise offering full body wax, brow laminations and lash lift services. Sugaring is a natural alternative to hot waxing that contains only lemon juice, water and sugar. Sugaring NYC will open in April in Town Center next to the recently opened Beyond Physical Therapy.

“There’s so much going on at Berry Farms, and even more in the works,” said Leslie Kostamaa, franchise owner and CEO of Sugaring NYC’s Berry Farms location. “I’ve seen Franklin grow in my 24 years here, and I cannot wait to use this opportunity at Berry Farms to bring something new to the area and contribute to a flourishing community.”

Ludlow & Prime, SOCIETY Boutique, and Sugaring NYC will join more than 40 other retail, restaurant and service tenants in the Berry Farms community, including F-45 Training, FirstBank, Chick-fil-A, Whit’s Frozen Custard and Tito’s Mexican Restaurant; corporate tenants Lee Company, Aetna, Ramsey Solutions and Trexis Insurance; and many more, all in proximity to Berry Farms’ upscale and walkable residential neighborhood.

Boyle Receives Award From Big Brothers Big Sisters of Middle Tennessee, Honors Late Colleague 

Boyle Investment Company received the “Defender of Potential Corporate Partner Award” from Big Brothers Big Sisters of Middle Tennessee (BBBSMT) during their annual Better Together Breakfast. This award recognizes companies that have shown extraordinary dedication to BBBSMT in defending the potential of children in the community through volunteerism, financial support and advocacy. 

The Boyle team dedicated this award to their late colleague Venus Campbell. Venus passionately served BBBSMT, dedicating her time to helping children facing adversity, as well as reminding volunteers, mentors and donors of their importance. She stewarded over $170,000 in contributions to BBBSMT through Boyle’s CityPark development, where she served as property manager.

In July, Doug Halleen, vice president of BBBSMT, presented Venus with a plaque honoring her steadfast work for the organization. She shared that she was planning a new project to ensure all the “Bigs” felt appreciated by writing them letters of encouragement and giving them packets of seeds to symbolize the important seeds they have planted in the youth of the community. Instead of turning inward, she continued to focus on coming alongside those volunteering their time and efforts for BBBSMT. This act of kindness exemplified Venus – her tenacity, her vibrant spirit and her loving heart.

Boyle Investment’s New CEO, Matt Hayden, Is a Company First, but Business Approach Is Same

Boyle Investment Co. has been the steady hand of the Memphis real estate market for nearly 90 years.

The company was founded in 1933 and has been led by members of the Boyle and Morgan family for the entirety of its existence. It is one of the largest private companies in the area and currently manages more than 8 million square feet of commercial space in the Memphis and Nashville metros.

Now the company is passing the president and CEO positions to someone outside the family for the first time in the history of Boyle: Matt Hayden was named to the roles in August 2022.

For most companies, such a transition would signal a radical change, a passing of the torch, or a new direction.

Yet, the board and even Hayden himself agree: Not much will change. Boyle wants its legacy of taking a stable approach to continue in the market.

MBJ talked to the principals at Boyle in September about moves and what they

mean.

Why the change?

Members of the Morgan and Boyle family were promoted to different roles on the board. The company’s previous CEO, Paul Boyle, was promoted to chairman, and Henry Morgan Jr. and Bayard Morgan were named vice chairmen. Bayard Boyle Jr. and Henry Morgan Sr. became co-chairmen emeritus.

All three agreed that Hayden was a natural choice, to take over as president and CEO, both for his skills and his values being in line for what the company needs.

“What’s not to like about Matt [Hayden]?” Bayard Morgan asked. “I guess you could say we’ve looked for this for years — this is not just out of my mouth but for other family members. My grandfather’s, my uncle’s, my father’s mentality has been honesty, honor, integrity, courage, loyalty, and humility. And it’s all right there [in Hayden].”

Hayden said he sees himself as fitting the Boyle brand of long-tenured executives: committed to the company — which he joined more than eight years ago — for the long-term. He served as treasurer and CFO in 2016, and added the role as co-chief operating officer earlier this year.

“I’ve been at the company for eight-and-a-half years, and I’ve learned a ton. I’ve gotten to know all these guys and their dads and their extended families. [Boyle] truly is a family business. Look at the tenure of the people who have been here. That’s what attracted me to the company,” Hayden said. “People love to work here, and it was something that I saw as a long-term career opportunity.”

Hayden succeeded longtime CFO Charles Claiborne in 2016. Claiborne had worked at Boyle since 1983. Now, Hayden steps into the big seat at a time the entire industry is evolving.

The new CRE

Commercial real estate in Memphis is changing quickly. Office, which is the majority of Boyle’s holdings, is in flux. Multifamily mixed-use is growing nationwide.

Yet Boyle isn’t worried. The families have been in Memphis for lifetimes and believe the city will continue to truck along, even as excitement abounds.

“What’s great about Memphis is that we don’t peak and valley,” Henry Morgan Jr., vice chair at Boyle said. “We’re just very steady, and you know what you get: You get with what’s in front of you. [While] Nashville is so exciting as a market, when you have this huge up, it’s got the potential for pretty big downs at times.”

It’s not a new take for Boyle. Even as the Memphis metro is staring down half a dozen major projects, Boyle remains steady-as-she-goes.

“That’s what our fathers have said as long as they’ve been alive,” said Paul Boyle.

Yet the company is still growing, especially in Middle Tennessee. It now has 35 employees operating out of Nashville, where it oversees 2 million square feet of commercial space, with 5 million still in the pipeline.

Boyle is also looking to re-enter the multifamily market as growth continues.

“All around, multifamily has been a big area of growth, with the housing market and interest rates [where they are]. And there’s a big demand for housing and good, quality multifamily assets,” Hayden said. “We’re seeing that in both [Memphis and Nashville] markets.”

Even as Boyle undergoes the change of having its first non-family CEO, and even as Memphis transforms, Boyle is sticking to the same way of doing business.

“The main theme is that there’s not any change,” Hayden said. “Coming in, it’s about maintaining the same culture and doing that with all these guys. And it’s worked so well, for many years.”

Blue Sushi Sake Grill, which is currently the largest sushi chain running a sustainably-sourced seafood program in partnership with the Monterey Bay Aquarium Seafood Watch, is set to open summer of 2023 at McEwen Northside, the 45-acre community of fully integrated retail, commercial and residential space in the heart of Cool Springs.

“Blue Sushi Sake Grill brings an elevated experience that has been a missing category of the Cool Springs area,” said Mark Traylor, director of retail leasing at Boyle Investment Company, co-developer along with Northwood Investors and Northwood Ravin of McEwen Northside. “Blue Sushi Sake Grill was already committed to the Nashville market with its first location in downtown Nashville, and we are proud they chose to have their second Tennessee location at McEwen Northside. The contemporary design of their location will emphasize the boutique brand that Blue Sushi Sake Grill encapsulates.”

Blue Sushi Sake Grill was the first of many concepts developed by Flagship Restaurant Group founders Nick Hogan, Tom Allisma, Anthony Hitchcock and Tony Gentile in 2002. There are currently 18 Blue Sushi Sake Grill restaurants, in operation, in markets ranging from Nashville, to Denver, Chicago and Austin. The sustainability-focused restaurant will maximize the sushi experience for customers by encouraging them to explore a diverse range of fresh maki, sashimi, nigiri and vegan sushi (currently, the broadest program in the country). They also serve grill items on their menu as an alternative option to enhance the Asian-inspired dishes through an Americanized lens.

The contemporary design of their McEwen Northside location will emphasize the boutique brand that Blue Sushi Sake Grill encapsulates. McEwen Northside’s Block A office space is fully leased and, with the addition of Blue Sushi Sake Grill, has 12,000 square feet of retail space available for lease.

McEwen Northside is home to leading businesses including Mitsubishi Motors North American Headquarters, Williamson, Inc., and OMNIA Partners.
